Owning a rental property seems like a no-brainer way to make money: You just choose some renters and sit back while the money flows in.

Um, no….

In reality, becoming a landlord actually means investing a lot of time, effort, and money in your property. But if you make the right investment, you could end up with a flow of “passive” income — that is, cash flow from

a job you’re not regularly working at — that will hopefully pay for itself.

Do the Research What you can charge will help determine what you can afford to buy. In many areas across the country right now, the rental market is booming because of the housing crisis from a few years ago. Take a look at your local housing market over the past couple of years to check affordability

and rates of homeownership vs. rentals, and calculate a reasonable rent for your area.

DIY vs. Hiring Help

You may consider hiring a property management firm that does everything from finding tenants to filing your tax documents. If you’re more of a

hands-on person, you’ll need to visit your rental property periodically. Like any home, it will need regular maintenance. Each time you get a new tenant, you’ll want to clean and paint, and you may need to do a few

repairs or make some cosmetic fixes to appeal to the next renters. The ideal is to find long-term tenants who take good care of your property and

pay the rent on time.

Know the Risks As a landlord you have to be prepared for things to go awry. Regular issues

you may have to deal with are making repairs as the house ages; times when the house sits empty, generating no income; and late rental pay-

ments, which can make you late on your mortgage payment.

Weighing the Benefits If you purchase your property wisely and set the rent to the right price, you can see great benefits from your rental property. A steady flow of income

that covers the mortgage plus expenses can mean the house pays for itself. As rents increase, you’ll have more income as profit. And once it’s paid off,

you’ll have a monthly chunk of extra cash.

If you are thinking that a rental property is a good investment for you, contact us and we will be happy to help you find the

perfect rental property!

Should You Become a Landlord?

Five Reasons Not to Be a “Do-It-Yourself” Investor ... submitted by Daniel Haller

These days, you can go online and invest, for modest fees. You can also visit various

websites for research and watch numerous cable shows for investment recommendations. So, why shouldn’t you be a “do-it-yourself” investor rather than

work with a financial professional?

Actually, there are at least five good reasons why a financial advisor can help make you a better investor.

A financial advisor can: Ask the right questions — If you try to invest on your own, you • may find yourself asking the wrong questions, such as: “What’s the ‘hottest’ investment out there?” A financial professional can help frame better questions, such as: “Given my individual risk tolerance and long-term goals, which investments should I consider to help me build a balanced portfolio?” In other words, a financial professional can help you ask the questions that can lead to better results.

Look at your situation objectively — No matter how hard • you try, you won’t be able to take all the emotion out of your investment choices. After all, your investment success will play a large role in some key areas of your life, such as your ability to enjoy a comfortable retirement. Consequently, if you think you’re not making the progress you should with your investments, you may be tempted to make a hasty decision to give your portfolio a “jolt.” Frequently, though, such choices can backfire. When it comes to investing, it’s better to invest with your head, not your heart. A financial advisor can analyze your situation, assess your risk tolerance and make appropriate recommendations.

Show a deeper understanding of investment research — • You can look up many types of financial data on your own. But do you know how to put all these pieces together into a cohesive picture? A financial professional, with years of experience and training, is generally more capable of finding the research sources and making the most sense out of the results.

Put experience to work • in making portfolio recommendations. Even if you’ve been investing for many years, you might be surprised at all the underlying influences that should go into making investment decisions. But a financial professional understands

market patterns, the nature of diversification and other factors necessary in helping you make the right choices for your situation.

Spend time looking for opportunities — Even if you • enjoy the process of investing, the chances are quite good that you can’t spend as much time on it as a financial professional. That means, among other things, you aren’t constantly on the lookout for new investment opportunities. Nor are you always looking within your own portfolio for opportunities to rebalance or make other adjustments that can help you move forward toward your goals. But when you work closely with a financial advisor, he or she is exploring the financial markets for new investment prospects while regularly reviewing your portfolio for possibilities of upgrading quality, increasing diversification or making adjustments in response to changes in your life.

The “do-it-yourself” route may be fine for home repairs. But when it comes to managing your investment situation, there are benefits to working with a professional.

ACTIVITIES UPDATE Highland Creek Knight: Take me out to the Ball Game!

The Charlotte Knights proudly partnered with Highland Creek on Friday June 17th for the second annual “Highland Creek Knight!” Residents were able to purchase tickets through a link provided by the Charlotte Knights that was made especially for the community so they could all sit together during this event. Highland Creek also received a

special rate and the opportunity to enter to be a part of the Charlotte Knights “Dream Team” Fan Experience.

Children reported to the stadium prior to the game and were escorted down onto the field by the Charlotte Knights dugout. Each child was then partnered up with a Knight’s player and ran out onto the field with them. Once the players and children took their places, they were able to stay on the ball field during the National Anthem. Each participating child received a complimentary Charlotte Knights t-shirt and memories they could hold onto for a lifetime.

This game will be an annual event for Highland Creek! So with that said, we will see you next year!

Scavenger Hunt (Kids and Tweens)Our Kids’ Hunt brought a fun group together who were ready to tackle the adventure! Kids were divided into teams of four and each group was led by one of our teen volunteers. Together, each team set off throughout the Sports Club park to hunt for items on their list. There were two hunt legs, with water and popsicle breaks in between, during which each team came up with a creative team name. No team went home empty handed…if they didn’t win they were given a Sweetfrog gift card! Thank you to our teen volunteers: Anna, Meera, Harini, Summer, Madison and Cameron.

Congratulations to our winners: 1st Place: Team Feisty Blue Jays & Team Family Guy; 2nd Place: The Suckinators & The Awesomes; 3rd Place: The Yellow Fellows, The Fire Daemons & The Spectacular Six

The next day it was time for the Tween/Teen Hunt. With a lot of repeat kids, we had to mix things up for this group and that we did! It was a morning of Survivor/Fear Factor challenges! From memorizing items needed to survive on an island to finding items such as fire, water, shelter and food, they had to work together to win challenges. Then it came to the fear factor challenges! Teams could choose to taste different flavors of baby food (which they thought most were disgusting) and guess them correctly for additional points. The game was so close that we threw in a couple of extra point games…who dares to crack an egg on their head (could be hard boiled, could be raw)! All teams stepped up and of course they were all hard boiled. The last challenge for an additional 20 points….who dared to taste cat food! Once again the teams stepped up (of course it was tuna). We have a lot of fearless kids in our community! No team went home empty handed, if they didn’t win a challenge they were given a Sweetfrog gift card. Congratulations to our winners: 1st Place: Team 7, 2nd Place: Team 1, 3rd Place: Team 4, 4th Place: Team 5

June Movie in the ParkIt was a beautiful evening in May for “The Good Dinosaur”. A huge crowd came out to enjoy the movie and free popcorn. Kids were given glow in the dark necklaces which they enjoyed along with Kona ice treats!

A Walk in the Woods, Environmental Education Company, Tropical Rainforests “Paradise Out on a Limb”Highland Creek kids filled two sessions of this fun class. They learned about the layers of the rainforest, the water cycle, camouflage patterns and so much more! Live animals included a green iguana, blue and gold macaw and two they got to touch…a red-footed tortoise and a constrictor snake! Watch for the next class coming in October.

Concert in the ParkOur biggest crowd yet came out to enjoy the music of onceblind! The band played and sang current hits from Motown to uptown, hard rock and rockabilly. Kids received free Highland Creek frisbees and played while parents brought canopies, chairs and coolers and enjoyed the music. Hot dogs were grilled on site by Brian Souders, Supreme Lending. Free ice cream, chips and drinks were enjoyed by all.

A big thank you to our business sponsors: Brian Souders, Supreme Lending (hot dogs and fixins); Cathy Staskel, Allen Tate Realty (ice cream); Harris Orthodontics (drinks) and Marie Lacombe, Liberty Mutual (chips).

Tween/Teen LuauWhat a fun night! Our biggest luau crowd ever came out to enjoy lights by the pool, music playing and fun games! Pizza and drinks were served and as a special treat, Kona Ice brought their truck and gave all of the kids their choice of delicious flavors! Participants took part in several games such as hoola hoop, spike ball, belly flop competition and of course tug-o-war. Everyone left with a Highland Creek drawstring bag. Congratulations to the winners: Hoola Hoop – Camden and Samantha; Spike Ball – Camden and Samantha; Belly Flop – Brooks and Seth; Tug-O-War – team 5! Thank you to Kona Ice and our volunteers, Anna and Melissa!

2016 “Kick-Off-the-Summer” Pool PartyThe tradition continues! The 7th Annual “Kick-Off-the-Summer” Pool Party was held on Sunday, June 5th at the Christenbury Pool, and it was another packed event! Hundreds of Highland Creek residents got to relax and have “fun in the sun”!

The weather was a little questionable at first, but this year’s party turned out to be absolutely the biggest and best yet! It was a carnival-like atmosphere, with residents being treated to non-stop fun, food, festivities and, of course, prizes! Thanks to the Pool Party sponsors, each family received a fabulous insulated tote bag filled with all kinds of fun things. Of course, no one went hungry because throughout the day, attendees had their pick of a fabulous buffet of grilled hot dogs & hamburgers with all the “fixin’s”, free pizza, free “decorate-your-own” cookies, free Italian ice, free popcorn as well as free ice cream!

This year, there were not one, but two bounce houses for the bigger kids as well as the little ones to enjoy. And what pool party would be complete without a full slate of fun pool & lawn games? There was so much to see and do! There was a pet adoption drive with adorable kittens and puppies for cuddling (and adopting)! There was a face painting/balloon making station for the kids to enjoy, a fun photo booth as well as hair painting and fun hair add-ins. Plus, there was a fabulous prize wheel for the kids to spin the afternoon away! While the kids were preoccupied with all of the activities, the adults could relax and have a free chair massage. The Corn Hole Tournament is always a fan favorite, and this year was no exception. Derek Suber & Darryl Blackwell walked away the tournament winners snagging some gift cards as well as cool canoe grills. Everyone had an opportunity to win one of the many fantastic door prizes (donated by community businesses or provided by the sponsors), and once again, the grand prize provided by the sponsors was an iPad Mini! Congratulations go to Ashley Mohr of the Springhurst Village for being this year’s lucky winner. The kids even got in on the action with a grand prize of their own – a Razor Electric Scooter! It was a fabulous day all the way around!

Thanks to the Highland Creek Activities Committee for providing the fantastic DJ who helped everyone “wobble” away their day, and special thanks to the following sponsors who once again created a memorable day for everyone:

Consuelo Souders of Consuelo Souders & Company (Keller Williams Realty), Brian Souders of Supreme Lending, O’Connor Insurance Associates, Harris Orthodontics, The Coley Law Firm, Griffin Brothers, Carolinas Veterinary Care Clinic, Jim Matson with Pillar to Post, Fireplace & Granite Distributors, Windstream, Stacy Lesley Family & Cosmetic Dentistry, Titan Built Construction, Jennifer Drumm of Halo Branded Solutions, Sport Clips Haircuts, and Carolina Ale House. Each of the sponsors was instrumental in making sure that the pool party was an absolute success!!

We hope you and your families are enjoying all the “summer fun” Highland Creek has to offer… four pools, six tennis courts, eight parks, walking trails, play grounds, etc. Below, we have included a few items of interest and information for you.

New Board MemberA special meeting of the Voting Members of the Highland Creek Community Association, Inc. was held on May 17, 2016. The purpose of the meeting was to elect One (1) Class “A” Director to the Board of Highland Creek. Ms. Kiwanda Stansbury was elected to serve the remainder of the term for the vacancy on the board which expires September 2017.

Nominees for Board of DirectorsThe Highland Creek Board of Directors consists of nine members that work closely with Hawthorne Management Company to oversee and manage all aspects of the Highland Creek Community Association. In September, five positions on the Board will be open for election by the Voting Members representing each Village. If you have a desire to serve on the Board of Directors and volunteer your time and expertise, please contact Leah Singleton at Hawthorne Management at 704-377-0114. Your name and contact information will be forwarded to the Nominating Committee. A member of the committee will call each nominee to discuss the role of a director and answer any questions the nominee may have regarding this position. Please be prepared to submit a brief personal biography and willing to commit a minimum of ten hours per month to your role as a Director of the Association.

Voting Member BallotsThe Annual Meeting of the Association is scheduled for September 20, 2016. Each unit owner will soon be receiving a ballot to elect a Voting Member to represent their village or sub-association for 2016-2017. This resident will also represent your neighborhood at the bi-monthly Advisory Committee Meetings. The resident with the second highest number of votes will serve as your Alternate Voting Member and serve in the absence of the Voting Member. Please return your ballot. If your Village ballot does not have the name of a nominee on it, pull together some neighbors and ask an interested resident to serve in this capacity. You may write in a nominee (with his/her permission) on the ballot. The following Villages were

not represented at the Advisory Committee Meetings this past year: Brookside, Cambellton, Dominion Ridge, Northridge, Springhurst and Wingrove. It is important that each village and sub association elect an Owner to serve in this capacity. The representative often sends out a newsletter to the residents of his/her neighborhood following the Advisory Committee meetings with items of community interest, current initiatives before the Board of Directors, city/county issues affecting Highland Creek, upcoming association sponsored activities, etc. Representatives also benefit a village by bringing specific concerns before the Board of Directors at Advisory Committee meetings. In addition, a Voting Member casts a vote for all owners in a Village in the election of Board members, consideration of amendments to the governing documents, approval of annexation of property by the Association, and other business matters as specified in the recorded documents of the community.

MailboxesUnfortunately, old age is inevitable and has taken a toll on some of the mailboxes in Highland Creek; mailboxes that are freshly painted and in good repair help to beautify the streetscape throughout the community. If your mailbox is faded, rusted, leaning or missing parts, please take the time to make the necessary repairs. The entire community will benefit from this and your neighbors will greatly appreciate it too! Should you need help with the repair of your mailbox post or need to purchase a new one, Watson Welding can assist with this and may be contacted at 704-821-7140.

Help Keep Your Streets Well LitThe streetlights located in the community are operated and maintained by Duke Energy through an agreement with the City. The lights and power supplied to them are part of the municipal services each owner pays for in property taxes. If you notice a light not working or damaged, please report the street address located closest to the pole to Duke Energy at 1-800-POWERON (800-769-3766) or on their website, www.duke-energy.com/north-carolina/outages.asp

Tree and Shrub MaintenanceFor the safety and enjoyment of pedestrians, please remember to trim back or limb up shrubs and trees that have grown into or

hang over the sidewalk or street.

Tall Grass Yards with grass taller than 12 inches in Mecklenburg County and taller than 8 inches in Cabarrus County are in violation of City Code Ordinances and can be reported anonymously as follows:

Cabarrus County:Code Enforcement Officer, 704-920-5150

Mecklenburg County:City of Charlotte by calling 311 or going to the link http://servicerequest.charmeck.org.

Hide Your Trash CansMany new residents have moved into the community over the spring and summer and are not aware of the proper storage location of garbage cans. The Highland Creek governing documents state that all garbage cans should be stored or screened such that they are not visible from the street or neighboring houses. Residents may:

relocate the storage of the 1. garbage can such that it is not visible (garage is preferred)screen it with mature plant 2. material, orscreen it by constructing an 3. approved lattice enclosure (call HMC for specifications and drawing of this enclosure).

Remember: Carry your photo ID cards when using any of the amenities in the community.

The staff of Hawthorne Management Company appreciates the opportunity to serve as your management company for the Association. Please do not hesitate to call our office at 704-377-0114 if you have an Association related question, comment or concern. We wish you a safe and fun filled summer.
