WELCOME...…to Brexit, no I mean Brexit or is it Brexit… hang on, thisis the North East. Our region is full of incredible dedicatedand committed people striving to get better and improve. You can’t hide from it. The headlinescontinue and doom and gloom are rife.Private, public and third sector industriescontinue to be impacted by Brexit, withthe larger and national employersappearing to suffer most. I don’t think anyone could haveanticipated the impact that Brexit wouldhave - or will continue to have past thedeadline. I don’t think that Brexit is theproblem, it’s the uncertainty. Give us thenew rules and we’ll work with them. The long-term ambiguities and thefrustrating lack of progress in terms of anover-arching government strategy havecaused confusion for many. Consumers,clients and operators alike have taken therabbit in the headlights approach,stopping in their tracks – simply becauseno one is really sure of what is going tohappen.

It’s important for us all to rememberthat Brexit probably won’t cause the earthto implode, and we won’t be forced toscavenge roadkill due to rations on a post-apocalyptic scale. Despite this, it is stillimportant to consider the ramifications,futureproof and forward plan for the likelyeventualities to local economy andbusiness. It was only this morning I met with amajor manufacturer who waschampioning his North East team. Thecompany has been opening new plants inother major cities, with clients eager toreplicate the success of his North Eastoperation – purely because of thededication of the team who just want towork hard and achieve. We’ve been bracing for impact forsome time now, and more local businessowners have had to think fast, adapt and

acclimatise to keep growing andimproving. Being an SME or MediumSized Enterprise has almost givenoperators slightly more freedom in theability to modify to survive and succeed. New ways to approach business, tocreate and maintain employment havebeen essential in this challenging market.Innovative and entrepreneurial operatorshave created new ways, and even in somecases products and services, to maintainsuccess. Many people dread change however,we’re now left with little choice. It’s timefor fight or flight – what will you choose? Iknow which approach we are taking andendorsing.

Q: Can you tell us a bit more about someof the new additions and any interestingfacts on air-purifying properties / howthese have been sourced/ the supplier?

A: I try to source plants from small, nichegrowers which brings limited editionplants to our centres sometimes they willonly be available for a few weeks in theyear. Growers in Denmark are a greatsource of foliage and were the first toactively grow plants as easy care and airpurifiers. The next big trend coming fromthem is Hydroponic plants which isbasically plants growing in water withoutsoil. They can be a real statementHouseplant.

Q: What is the best kind of houseplantfor minimum maintenance?

A: Succulents and terrariums are prettyeasy to care for and look fantastic ingroups. They can instantly change thelook and feel of a room, from industrialchic to jungle inspired bold botanicals. Allhouseplants require a little clean to keepthem looking their best, simply wipe theleaves with a damp cloth. This is not justto keep them looking good – removingthe dust ensures good health. Take off anyfoliage that is yellowing, and trimdamaged leaves of larger plants withsharp scissors at the same time.

Q: Would you recommend any plants inparticular for a wellbeing boost duringthe autumn and winter months?

A: As we enter the Autumn months, theleaves outside start to wilt and turn brownand so I like to keep the home feelingalive and vibrant with plants. Bright andbold, gently trailing or architecturallysculpted – whatever your taste, there is ahouseplant to suit you. This Autumn, it’sall about textures, so don’t be afraid tomix and match to create a real urban-jungle feel throughout your interiors.

Q: How can we keep houseplants alive?

A: I think we could learn a lot from thecontinent on this - they tend to treat a lotof their plants like cut flowers - oncethey’ve flowered, they replace with a newone. However, with a little bit of researchmost foliage plants are pretty straightforward to look after. The most common problem that can

go wrong is too much love –overwatering. It’s surprising that most ofthe on-trend plants at the moment thriveupon neglect. Also, too much light anddraughts can affect plants, but they canquickly recover if you reposition them.

Q: What are the best houseplants forclean air?

A: All plants have purifying process asthey absorb toxins, but some of the bestare Sanseveria (snake plant),Spathyphyllum (Peace Lily) andChlorophytum (spider plant)

Q: Do you have any favourite items inthe new collection or predictions forwhat will be popular?

A: My favourite at the moment isCeropegia -String of Hearts. With itsbeautiful heart shaped leaves, it looksamazing trailing off a shelf or in as astatement in a hanging pot and it’s asuper-fast grower.

Q: Are there any rooms plants just don’twork in?

A: As long as there is natural light, there’sa plant for you.

Q: Is there anything different that needsto be done during autumn winter tokeep houseplants looking their best?

A: Giving them a shower as you water willkeep the leaves looking green and glossybut keep an eye on light levels in thedarker winter months – some plants mayneed a bit more.

Q: What is your ultimate top tip to keepa houseplant happy throughout theseasons?

A: Stick to a routine! Don’t be too erraticwith watering and feeding – my plants geta weekly bath/ shower depending on theirneeds.

Born in Derbyshire, Steven has lived inNewcastle for 23 years, and opened theNovellus clinic just six years ago.Currently, his time is split between savinglives in the regional Major Trauma Centre,at the Royal Victoria Infirmary, Newcastleupon Tyne and building client’s self-confidence with non-surgical treatmentsand procedures at his own clinic. This particular scheme allows you tobuy between 25% and 75% of your newhome, and is based around what suits youbest. This bespoke option means you areable to get a smaller mortgage in order tobuy the property you want, all with asmaller deposit. A housing association willown the remaining share, for which youpay a lowered rent. Shared Ownership allows you to‘Staircase’, which means you can buymore shares as and when is best for you.As you begin to own more of theproperty, you pay less rent. Here is a step-by-step guide topurchasing your Shared Ownership home.

Step 1 Find out if you are eligible The Government set a criteria whichoutlines who can buy a Shared Ownershiphome. One of the criteria is that yourhousehold earns £80,000 (£90,000 inLondon) a year or less. Another category includes servingmembers of the British Armed Forceswho receive priority for buying a homethrough Shared Ownership. Step 2 Find your first home There are different ways you could find aShared Ownership home. TheGovernment’s Help to Buy website,www.helptobuy.gov.uk lists many SharedOwnership schemes which you can searchby county. A badmortgage deal could ultimately damagethe possibility of moving up the propertyladder or impact the amount of equitywhich those have within their property. Daccs Salon, based in Washington, has reopened in a new locationfollowing a devastating fire in the previous property earlier this year.

The salon, which was previously basedat Kielder House on Emmerson Terracehas now moved to Easby Road. In February, a fire broke out at thesalon. At the time, owners Chris andDiane Irwin were wedding dress shoppingfor their daughter as they receivedmessages and footage of the salon inflames. Chris said: “Wedding dress shopping issupposed to be a happy time, but we gota call about the fire and it was just heart-breaking because we were so far awayand couldn’t do anything to help.” After the incident, the property wasmade safe enough for staff to get back upand running but it was never quite thesame and Chris and Diane were keen tofind a new home for their business. Chris said: “I became aware that a newproperty was available in Washington. Itwas perfect for us for what we needed todo. So, we have spent the last four

months or so making it different toanything in the world. “We wanted to make it an experiencefor clients and to give the staff somethingback as they had to work in terribleconditions in the old building after the firebut always stuck by us. “The support from them and theclients has been amazing and the newsalon is so much better than we couldever have imagined.” The new salon boasts brand newfurnishings from Italy, LED lights, stunningnew treatment rooms including a privatesalon option, a gorgeous gin-bar andplenty of new high-end treatments. It’s no secret that recently publishedgovernment figures indicated that thenumber of new build homes underconstruction has dwindled. The ministryof housing, communities and localgovernment (MHCLG), estimated newbuild home starts in England were at37,220 in the latest quarter to beanalysed (April-June 2019), a 2%decrease compared to the previous 3months and an 8% decrease on theprevious year. Annual new build dwellingstarts totalled 160,640 in the year to June2019, a minor 1% decrease comparedwith 2018. From our observations across theindustry, however, the inactivity reportedis largely focussed outside of our regionand towards a narrow range of nationalcorporations which are erring on the sideof caution due to Brexit. Thankfully, in the North East,development activity continued thanks inno small part to the growing range ofindependent builders who have begun toflourish. Previously, many of those whoendeavoured to enter the industry havehad issues gaining funding or struggled toreceive the correct advice. With thelaunch of funding and support fromHomes England, as well as locally basedfund managers such as FW Capital, TierOne Capital and Manchester-basedAssetz Capital, access to funding isbecoming more accessible for the rightprojects. In addition, public and third sectorbodies are channelling their efforts intodelivering new opportunities forhomeowners. Local Authorities, HousingAssociations and even the NHS are highly

influential in this industry, each providingdifferent development opportunities. Homes England are the governmentbody responsible for delivering on theGovernment’s housing growth agendaand, within our region, are also asignificant owner of residentialdevelopment land. Our ability to become involved in suchprojects was heightened recently asBradley Hall is now appointed alongside anumber of international propertycompanies to help support HomesEngland in delivering on thegovernment’s housing targets betweennow and 2022. A historic Newcastle city centre pub isback up for sale two years after it wassnapped up from leisure giantWetherspoons by a North Eastentrepreneur. Union Rooms operator JDWetherspoon initially put the prominent19th-century building on Westgate Roadup for sale in May 2016, as part of aportfolio of 45 of its UK properties andjust months after acquiring it from aDanish investment group for £5.6m. The five-storey property was thenbought by property entrepreneur AndrewWard, triggering new investment in thebuilding. While Mr Ward owns the building, ithas been operated for some time byCyclone Leisure Group, also owners ofthe San Lorenzo restaurants, who lastyear unveiled sweeping changes to the

Union Rooms, including a new pizzarestaurant, garden room and sportsroom. Now Mr Ward – who already owns anumber of pubs in Durham, as well asWorkwear Express, employing more than160 people in Belmont, Durham – hasput the building up for sale, saying he islooking at diversifying his portfolio whichwill allow this asset to change hands. It is now on the market through NorthEast property firm Bradley Hall with aguide price of £4m. Nicholas Bramwell, senior surveyor atBradley Hall said: “Buildings of thismagnitude and calibre don’t come on themarket very often in Newcastle and assuch command a premium as a result. “This investment is made particularlyinteresting by its potential to develop the

upper floors, the completion of which islikely to have a substantial, positiveimpact on an already attractive income.“Union Rooms is situated in an unrivalledlocation with Newcastle Central Stationand its metro station close by. It is alsosurrounded by other establishedoperators and popular destinations forlocals and visitors alike, which ensures ahigh footfall in the area.” The grand Grade II listed building atthe bottom of Westgate Road dates backto 1877 and was a gentlemen’s clubcalled the Union Club for almost 100years. Among its famous members wasWG – later Lord – Armstrong, the 19th-century Tyneside engineer andindustrialist.

We’ve experienced first-hand theresilience of the North East propertymarket. Between September 2018 andAugust 2019 our commercial agency teamcompleted 344 sales, lettings andacquisitions including; office, retail,investment, industrial in the North East tothe value of £100m and 2,000,000 sq. ft. Investment has been the leading fieldfor us over the past year totalling over£31m, which is great news for our region,supporting its status as a key area forgrowth. We know that there is an appetitefor investment in the region, and with thenumber of exciting flagship developmentsin the pipeline in areas such as Newcastle,Gateshead and Sunderland, this is onlyset to continue. Unsurprisingly to us, Newcastle wasrecently announced as one of the topEuropean cities to attract angelinvestment. Sifted.eu collected data fromPitchBook, finding that Newcastle had the17th highest number of investment dealsof all European towns and cities,excluding capital cities. have provided opportunities for smallerretailers and hospitality outlets to occupyspace in the vibrant Newcastle CityCentre, with this success planned to bereplicated at the popular Sunderlandseafront area of Seaburn. Regional operators continue toacclimatise and are reaping the benefitsof their inventive approaches to attractingconsumers from near and far. This is in astark contrast to national operators whocontinue to struggle in the current,challenging, climate. Further north, Northumberland continuesto thrive as a popular tourist destination.The county is currently the reigningchampion of the British Travel Awards‘Best UK Holiday Destination’. After fouryears of being runner-up,Northumberland edged out Cornwall andthe Peak District to take the title of ‘BestUK Holiday County/Destination of theYear’. Northumberland attracts Brits andvisitors from further afield, and thanks tothis, its tourism sector is 11.8% of thecounty's economy and brings £665m tothe area. Northumberland has anabundance of attractions including itsfamous beaches, stunning scenery and

historic castles. Although the office market continuesto perform well, there is a lack of Grade Aoffice space which in turn allows landlordsto remain firm on terms. Incentivescontinue to decrease in the short termand rental levels continue to rise. Thistrend may have a negative impact on thepace of emerging start-ups and companygrowth as options for high-quality,serviced and flexible office space remainslimited. There are currently several excitingdevelopments underway in Newcastle andGateshead which will combat the lack ofGrade A space. I am confident that thelaunch of The Lumen, Newcastle Helixand RIGA – Baltic Quarter will providenew opportunities for those looking tocement their business within one of themost exciting and fastest growing areas inthe UK. Despite the current, and sometimestough, economic climate the North Easthas many positive achievements andfuture plans to shout about – and we areproud to be a part of this resilient andsuccessful region.

This is a good time for homeowners in the north as house pricescontinue to rise, mortgage interest rates on fixed deals remain low, andthe number of rental properties on the market are decreasing with theimpact of higher rate stamp duty on second homes.

WHY 2019 IS A GOODTIME TO BUY AND SELLHOUSES DESPITE BREXIT

Rightmove predicted a 2-4% rise inhouse prices in Northern parts of the UKduring 2019. It said that: ‘’Home ownerswho are thinking of coming to the marketin 2019 should seriously consider doing soas soon as possible.” House prices edged ahead again in

August according to Halifax, with theproperty market showing a “degree ofresilience” despite the continuing politicaluncertainty surrounding Brexit.

Lenders are also still very competitiveand with low interest rates and long-termfixed deals it is a good time to takeadvantage of them.

STAMP DUTy, HELP TOBUy MORTGAGE ANDHELP TO BUy ISAFirst time buyers also have the benefit ofstamp duty relief on the first £300,000and if they have a Help to Buy ISA theGovernment will provide an additional£50 for every £200 saved up to amaximum of £3000 towards the depositon their first property. For new build properties the

government will lend up to 20% of thecost of your home (40% in London)so you will only need a 5% cashdeposit and a 75% cash mortgageto make up the rest.

The Government loan isinterest free for the first five years

and in year six you are onlycharged interest of 1.75% of

the loan’s value. Thereafterpayments increase everyyear at 1% above inflation.This makes another good

reason to look at buyinginstead of renting.

SHARED OWNERSHIPShared ownership is another way ofgetting your foot onto the property ladderif you are unable to afford a highmortgage. This means that you can buy ashare of the property from a HousingAssociation, such as Home Group, andpay rent on the remaining amount. You can purchase anything from 25 to

75 percent of the market value of theproperty and when your circumstanceschange for the better you can eitherincrease your share or buy the remainingpercentage and have the freeholdtransferred to you. Shared ownership means that you can

have all the benefits of living in a newhome without the initial price tag. Youhave the option in the future to increaseyour share via a process known as“staircasing”, all the way to 100% if youwish to do so. Samuel Phillips Law is therecommended law firm for the localHousing Association.

In 2006 if you were looking to buy a commercial property some banks were almostthrowing money your way. Weak arguments ticked the box and the regular increasein the property market values fuelled their confidence and people were borrowing onhopes and beliefs….and it worked….and then the recession happened.

HOW CAN I USE MYPENSION POT TO HELPME HELP MY BUSINESS?

Queues outside Northern RockBranches were mirrored in delays andproblems getting funding. The crash ofthe world economy was terminal for manyfunders and those that survived, throughtheir own resources or government bailouts, had to take a careful look at theirbalance sheets. It’s fair to say that access to funding

isn’t quite as hard as it was then BUT itstill is a lot harder to get bank fundingthan it used to be. There has been a huge rise in crowd

funding, an increase in public sectorlinked funding and a rapid increase offunding through pensions. Two of the main sources of funding

have been Self-Invested PersonalPensions (SIPPs) and Small SelfAdministered Schemes (SSAS). Broadly speaking they cannot be used

for the purchase of residential propertybut for the purchases of commercialproperty. They both work in similar waysthough their structures are significantlydifferent. However, both allow someonewith a pension fund to purchaseinvestment property which may or maynot be leased back to their company. Owning the property in your pension

can have significant financial benefits forthe investor rather than buying it in theirown name, including potentially huge taxsavings.

This has been used by business ownersas a way of investing in something theyknow and understand, their own business,however it’s important to remember thatit’s your pension company buying theproperty and not you yourself. In order to qualify for the tax benefits

HMRC require certain rules to be followedand the pensions administrator, employedto ensure that your pension benefitsenjoy the tax reliefs available, has rules itneeds to follow to protect itself. One of the most common issues we

come across is people saying, “it’s alreadymy property, I don’t need to carry outsearches”. The important situation here isthat you have to think of yourself as atrustee of the pension as a totallyseparate person from you as an individual,and the pension administrator doesn’twant to pick up problems or issues whichcould cause their business problems. For that reason, you will be asked

for information as if you were athird-party seller, and searcheswill need to be carried out. Itcan feel awkward, but forthe savings available downthe line, it can make a lotof sense.

Another plus point is that pensions canbe used as a great tool for “losing” profitsfrom your business. A particular benefitof a SSAS is that it can use profits toinvest in a director’s business in thefuture, potentially avoiding a tax liabilitythis year whilst keeping a route to cashavailable in the future. Whatever you are thinking of, don’t

just keep your investment strategies toborrowing from the bank, there are farmore options available and some willmake a lot of sense to small businessowners. Whatever your plans we are more

The most important aspect of propertyownership for landlords is theirinvestment value and income. As such,many of our clients opt to outsource themanagement of the lease arrangementswith their tenants to ensure that the rentis paid in full and on time, that the leasecovenants are adhered to and that theirtenants maintain their buildingaccordingly. This can be very timeconsuming, particularly for multi-let siteswhere service charges may apply and indifficult market conditions or in the eventof default, the landlord will needprofessional advice as to what action canbe taken as dictated by law. The retentionof a good property manager can prove tobe an extremely cost-effective solutionacross the lifecycle of a lease orinvestment. Here are our guidelines to successfulproperty management;

1. Sourcing High- Quality TenantsBeing able to identify red flags comes withexperience. Poor quality tenants couldlead to dilapidated properties, arrears andpotentially hefty legal fees. The idealtenant will pay rent on time, cause fewheadaches for you as a landlord andmaintain the property to a high standard.It all sounds straightforward, however,sometimes it isn’t so easy. Propertymanagers can process tenant applicationsand use their expertise to find the bestpossible tenant for you.

2. Legal Compliance We briefly mentioned legal fees in theprevious point however, it is important tounderstand what legal implications therecould be for you as a landlord both on aday-to-day basis and as a result ofacrimonious landlord-tenant relationship. Property managers are fully up to datewith any of the ever-changing legalresponsibilities of landlords, using theirexpertise to protect clients, ensuring theyare not vulnerable to any potential issues.Legal coverage could include; • Evictions and forfeitures• Unit inspections• Lease signing• Rent and service charge collections and handling• Tenant screening• Health & Safety

3. Managing Service ChargesFor sites with a service charge, propertyowners are constrained by the terms ofthe occupational leases which are notalways in line with best practice guidance.This can often mean that there is a finebalance between setting service chargebudgets at a level which allows for thenecessary services to be provided andoffers a high standard of service for bothoccupiers and landlords. It is important toensure that tenants are happy with thestandard of accommodation they areleasing, and that the landlord’s obligations

are suitably discharged, whilstguaranteeing that expenditure remains atan affordable level which also providesvalue for money. The ability to supply a cost effectiveservice is achieved through a range ofmeans, including utilising our bulk buyingpower to secure the best possible ratesfor utilities and service contracts, whilealso tendering services to include localcontractors who may not have the highoperating costs of a larger organisation. Itis also paramount to ensure that thosewho are involved in providing professionaladvice, including our own managementservices, remain economically competitivewhilst providing a best in class service toour landlord and tenant clients. Running a service charge placesseveral obligations on a landlord in termsof how they deal with the service chargefunds. There are usually stipulationswithin the lease about the way in whichthe accounts are reconciled and rules andregulations set out by the RICSProfessional Statement which ismandatory for RICS Regulated propertymanagers.

4. Lease Events Lease events should be dealt with in atimely manner to ensure that, particularlywhere time is of the essence, rent reviewsare agreed to allow for any increase inrent to be realised. Managing leases atthe end of a term involves ensuring thatthe tenant has complied with theirobligations in yielding up. Whilst it mayseem that it is simple as handing keysback, often the lease will allow forrecovery of costs via a dilapidations claimto ensure the property is returned to thespecification outlined in the lease.Effective management of this processallows property managers to liaise withbuilding surveying and agency

departments for dilapidations andreletting to avoid costly repairs andvacancy period.

5. Accurate PricingUsing a property management companyallows you to access up to datetransaction data so that you are able toapply the correct rental value to yourproperty. A highlyefficient electric drive and a latest-generation lithium-ion battery enable anelectrically powered range of up to 57kilometres*. With an average fuelconsumption from 2.0 litres per 100kilometres* and CO2 emissions from 43grams per kilometre*, the new BMW X1xDrive25e sets a benchmark within itscompetitive field. The latest-generation lithium-ionbattery has a gross energy content of 9.7kWh. This allows for an electricallypowered range of up to 57 kilometres* inthe BMW X1 xDrive25e. The high-voltagebattery can be charged at conventionalhousehold sockets using the standard-equipment charging cable. The batterycan be fully charged in around five hoursin this way. Using a BMW i Wallbox, therelevant charging operation takes lessthan 3.6 hours. The charging socket islocated under a separate flap on the frontleft side wall of the car. The driver can use the eDrive buttonon the centre console to influence thedrive system’s operating mode. In theAUTO eDRIVE standard setting, theintelligent drive system ensures optimuminteraction between the two power unitsin all driving situations. Navigation data is

also used to manage the plug-in hybridsystem to increase both efficiency as wellas driving pleasure. When navigationguidance is activated, the anticipatoryenergy management can also take intoaccount the route profile for controllingthe drive system. The MAX eDrive modecan be activated for maximum use of theelectric drive. In this mode, the newBMW X1 xDrive25e reaches a top speedof 135 km/h. In addition there is also theSAVE BATTERY mode. It enables thedriver to maintain the charging state ofthe high-voltage battery while driving orto increase it by means of recuperation.In this way battery capacity can be savedfor later use when driving in purelyelectric mode in the city for example. Thedriving experience switch can be usedindependent of the drive mode. In thenew BMW X1 xDrive25e, the driver canuse this to activate the COMFORT,SPORT and ECO PRO modes in order toinfluence the drive and suspensionfunctions as well as to operate theelectrically powered comfort systems. The new BMW X1 xDrive25e featuresacoustic pedestrian protection asstandard. When driving electrically at

speeds of up to 30 km/h, anunmistakeable sound designedspecifically for electrified BMW models isgenerated to alert other road users to theapproaching car without impairing theacoustic comfort of the vehicleoccupants. In addition the standardequipment of the compact SAV withplug-in hybrid drive also includes 17 inchlight alloy wheels, 2-zone automatic airconditioning as well as auxiliary airconditioning. The interior can be pre-conditioned remotely via BMWConnected using a smartphone. As analternative to the basic version, the newBMW X1 xDrive25e is available as a SportLine, xLine and M Sport model. Inaddition to the respective equipmentpackages, virtually all options of theconventionally powered BMW X1 areavailable for the plug-in hybrid model. A trailertow hitch with detachable ballhead isoptionally available for the new BMW X1 xDrive25e. The maximum trailer load is750 kilograms.

An extract says: “Theview of DC is that delivery of the LEP’sStrategic Economic Plan will beundermined unless a pro-active approachis adopted by all participants in the sectorto ensure the property pipeline isunblocked. The current strategy ofenabling sites through provision ofsupport to remediate and service is noton its own effective at enabling buildingdelivery. “DC believes that the North Eastregion must regard speculativedevelopment of new buildings askey infrastructure projects thatare critical to the future successof the economy. Without themthere will be no homes for newbusiness.”

The tourism industry continues to seesignificant growth, with a total of 18.65million people visitingNewcasteGateshead last year – up 3 anda half per cent from 2017.

The figures are estimated using theScarborough Tourism Economic ActivityModel (STEAM)1 and also show a 3 percent increase in the value (£1.1 billion)and volume (16.4 million) of day visitsfrom 2017. The number of overnightstays increased to 5.44 million nights,with visitors spending £626 million (up 6per cent from 2017). Tourism continues to be the fourthlargest sector in the North East and a

very significant employer. In 2018,16,193 people were directly

Early figures for 2019 see acontinuation of the upward trend invisitor numbers. The region hosted theEuropean Professional Club Rugby Finalsin May with over 80,000 fans attendingthe two games and a hotel occupancy of99 per cent over the weekend. Over 20 new bars and restaurantshave opened in the first half of 2019,including Banyan Bar, The Gunner andEveryman Cinema, with more openingsplanned for the rest of the year. It has also been a positive first half ofthe year for attractions inNewcastleGateshead, with 1.2 millionvisitors passing through their doorsbetween January and June, up 3 per centcompared to the same period in 2018. Stewart added: “While visitornumbers increased again last year,2019 has already seen two majorevents, the European ProfessionalClub Rugby Finals and WorldTransplant Games, attract thousands ofvisitors from all over the world to theregion.”

What did you do before Bradley Hall?Before joining BH Planning & Design lastSeptember I worked at NorthumberlandCounty Council for 11 years, mostrecently as a Senior Planning Officer,where I was responsible for assessing andmaking decisions on a wide range ofresidential, commercial and otherplanning applications as well as givingadvice and support to more juniormembers of the team.

Why did you decide to getinto the Planning industry?I’ve always had an appreciation ofarchitecture and the built environment soa career in Planning provides theopportunity to help shape and influencefuture development which is what reallyattracted me to the profession.

How long have you worked in the industry?Over 14 years, mostly in LocalGovernment until I entered the privatesector with BH Planning & Design lastyear. I worked at Newcastle City Councilfor two years after graduating fromUniversity, before moving on to TynedaleDistrict Council and then NorthumberlandCounty Council, so over that time I havedeveloped a wealth of local authorityplanning experience that I am now puttingto good use in the private sector.

Have you seen any changesin terms of gender equalityin the industry during yourcareer? I think a lot has changed within both theplanning profession and the developmentindustry more generally over the pastdecade or so and there are increasinglymore opportunities for women in theindustry, most notably in the privatesector. Over the last 10 years we’ve alsoseen the establishment of the Women inPlanning network which championswomen’s equality in the planning industryand shines a light on female planners withthe North East branch being formed inthe last 12 months, creating networkingopportunities and supporting theprofessional development of its members.

What do you enjoy about your role?Being totally invested in individualdevelopment schemes and working toachieve a positive outcome for our clients.Getting the right planning decision hasmany challenges and the diversity ofthose challenges makes it a reallyinteresting and enjoyable (and sometimesfrustrating) job!

What are your future career ambitions?It’s an exciting time at BH Planning &Design and the business has grown rapidlyin the year since I joined. Over the nextfew years I’m fully committed to helpingthe business grow and expand further tohelp establish its position as one of theleading planning consultancies in theregion.

How do you see the industrymoving forward over thenext few years?The planning system is facing some verysignificant challenges at the moment, notleast in how we deal with thehousebuilding industry to ensure thatenough houses are being built in the rightplaces and at the right time to meetdemand. What advice would you givea young person who isinterested in Planning as acareer?Get real life work experience and don’t beworried about making mistakes. You learna lot and can work out which parts of theplanning profession interest you the mostso that you can then specialise in aparticular area, whether that bedevelopment management, strategicpolicy, heritage or one of the many otherareas that the industry has to offer. It alsogives you a head start when applying forpermanent jobs.
