A Comparative Study between Established and Growing Real Estate Firm of Bangladesh(Concord Real estate & ARS Properties ltd.)

INTRODUCTION INTRODUCTION

• “It shall be a fundamental responsibility of the State to attain, through planned economic Growth, a constant increase of productive forces and a steady improvement in the material and cultural standard of living of the people, with a view to securing to its citizens—the provision of the basic necessities of life, including food, clothing, shelter, education and medical care”

• The housing sector plays vital roles both in the context of the economy of Bangladesh and serving the fundamental human right of shelter, which actually call for the awareness and analysis regarding various pertinent issues involving the sector. These analyses include the comparison between two real-estate firms. One of them is an established in the sector and another is a growing firm in this sector.

• As an established real-estate firm Concord Real estate is considered & as a raising firm ARS Properties Ltd. considered

ObjectiveObjective• Broad Objective• The broad objective of this study is to do a comparative research

between an established and a growing real-estate firm of Bangladesh & to gather and compile relevant data regarding the two organizations. In this stage, Concord Real estate & ARS Properties Ltd. considered for research.

• Specific Objectives• The specific objectives of this are:• To find out the customer satisfaction level within established and

raising firm• To find out the buying behavior of apartment owner• To find out the factors motivates to purchase an apartment• To find out the brand name affectivity in buying behavior of customer• To assess the trend of price effectiveness in apartments purchase

• Methodology is the process or purpose of collecting of data and information, which are required in connecting with finding tools for best possible situation of problems.

• The study conducted on two sets of population, one representing the Concord real estate and the other ARS Properties Ltd. Here the respondents of the research are apartment owner of Concord real estate and ARS Properties Ltd. Based on the primary data, which collected from the respondent, and the secondary data from website of Concord is the source of data and the analysis conducted by using MS Excel for data manipulation

• Sources of Data

• This study has been conducted based on both primary and secondary data. The secondary research was mainly required for the background study on this sector and to define the research problem.

• The primary data was collected from questionnaire. Researchers collected 10 (Ten) feedback from apartment owner of Concord real estate and 10 (Ten) feedback from apartment owner of ARS Properties Ltd. which is the only source of primary data

• The secondary data was collected from the website of the company & company memorandum

Sample Design & Sample Design & methodmethod

• Sample Design: The study has been conducted on two sets of population, one representing the Concord Company and the other ARS Properties Ltd.

• 20 (twenty) feedback collected among them 10 (Ten) feedback from apartment owner of Concord real estate and 10 (Ten) feedback from apartment owner of ARS Properties Ltd.

• Sampling method: In this survey, probability-sampling methods are based on change factor without any biasness. In probability sampling every element in the population has a known non-zero probability of selection. Where used to obtain those unit or people most conveniently available. In which every member of the population were selected because the complete sampling frame for the target population was available that is necessary to conduct the usual probability sampling techniques & limited time.

Findings of the Findings of the studystudy

The major findings of this study is summarized below-•Concord Real estate score average 3.76 in individual question on the other hand ARS Properties Ltd.’s average score is 1.55 in individual question•Total score for Concord Real estate is 451 on the other hand ARS Properties Ltd.’s total score is 186 •In all aspect ARS Properties Ltd. scores lower than Concord Real estate•In customer service, Concord is very rich and aside to concord, ARS is very poor.•From our research, it is found that an established real estate company like Concord mainly focuses on long-term vision• Concord also focuses on superior customer service rather than short term profit•Motivated employee can provide best customer service so Concord also highlighted on employee satisfaction• Long term existences become much easier for Concord, on the other hand a newly established company like ARS Properties Ltd. mainly focused on short term profit•ARS mainly focus on project-to-project basis profit

RecommendationRecommendation• Customer is the main source of making profit for his/her organization, so

they should be treated accordingly and expect the prompt support from the firm

• For long-term existence, real estate Company like ARS Properties Ltd. should focus on long-term vision

• Both Concord and ARS should communicate the relevant information accordingly• Both firms create some ambiguity to provide the materials specification for

total project which should be clearly defined• ARS should focus on the superior customer service rather than short term

profit• Project-to-project basis profit is not a key of long term existence• Employee motivation is a vital factor for the company’s growth & prosperity,

they should focus on that issue• CSR and promotional activities can motivate the customer, they should

emphasize on this
