1. Management Summary

Location Nusalaut Aqua Diving Resort Sila

After the last five years living in Indonesia and specifically on the Island of Nusalaut - Moluccas Province, which is the native origin of my parents.

The first few years I started with renovating my family Manusama old house which consist also of clove tree plantations which I re-nourished and rehabilitated, and due to that could enjoy the harvest in 2013. The plantation has been planted by our ancestors and the current inhabitants of the Nusalaut Island, and was harvested even during the colonial VOC period around 1654 and is ever since been maintained and preserved.

Due to many requests and demands from friends who wanted to visit Nusalaut to snorkel, and through the many uploads in the internet have obtained many beautiful diving locations, but also no guesthouses, resorts or hotels were available. I took the initiative to dive and survey those locations surrounding the island, and what I saw was breathtaking, such a rich and beautiful sea gardens; and most of the corals have not been damaged, because the inhabitants are very specific in preserving their marine environment.

Based on my foundings currently the Mayor Soselisa, myself and the inhabitants/ villagers of Sila village are going to make efforts to set up a “NUSALAUT AQUA DIVING RESORT SILA”and the site choosen is located on the bay near the 300 year old VOC Beverwijk Fort, to construct/ build water villa’s.

The Mayor Tanasale of village (Leinitu) has also approached me regarding the “Kebon Kelapa Pantai ” (The Coconut Plantation Beach), which has a length of 2 km with waving palmtrees lining the beach and a splendid remarkeable view on the islands Saparua, Haruku and Molana (The Lease Islands).

Our vision and mission is to build a prosper and sustainable future and change the “Forgotten Island Nusalaut” to “The Hidden Paradise Nusalaut Island”.

3. Marketing Plan

This will be consulted/ discussed with the prospective investors (partners) and management team of "Nusalaut Aqua Diving Resort Sila" assemblies and also in collaboration with an existing marketing company from Amsterdam,Surabaya or Jakarta

3.1. The EnterpriseThe "Nusalaut Aqua Diving Resort Sila" is a sub-company under the new company named "Nusalaut Resorts PT " that will be led by the future partners and investors GM & Resorts Management Team

In the future a second project called “ Nusalaut Coconuts Beach Resort Leinitu” shall be implemented by the Leinitu village, on a beach strip of 2 km lined with beautiful palm trees.

Location Nusalaut Coconuts Beach Resort Leinitu

3.2. The Idea

The idea to set up the "Nusalaut Aqua Diving Resort Sila" is due to the island is popularity for its scuba diving, hiking and cycling activities, but there is no accommodation available on the island. Therefore, the idea came, after many discussions with the Mayor Mr. Soselisa and residents of village Sila, arose to inventory available land and to rent it for 50 years in the benefit of the project "Nusalaut Aqua Diving Resort Sila" and simultaneously create employment opportunities and promoting tourism to the island for the future and in the long run develop income and welfare, and self sustainability.

As for the scubadiving center a collaboration with www.baliaqua.com and www.tusa.com from Bali who are equiped with phinsi sailboats, who do activities ( diving, hiking, sea kajaks, meditation & yoga ,mountain bikes etc) at resorts and also will organize sailing trips for the guests of "Nusalaut Aqua Diving Resort Sila" to Ambon then Saparua, Haruku, Nusalaut, Ceram, Banda, Kai, Aru, Ternate,Halmahera,Morotai islands & Raya Ampat

"INVEST IN AND TO THE HIDDEN PARADISE OF NUSALAUT ISLAND," says Tony.

3.3. Market

The market is still at its early stage and many opportunities and possibilities lays open, specifically at the islands of Nusalaut, Saparua, Haruku, Ceram and Molana, where the competition is very low. At Saparua you will find the Diving Resort called “Cape Paperu Resort”, located in the village Paperu on Saparua Island.

Currently there are two diving centers on Ambon island, one at Laha village the “Maluku Divers” and at Suli at the Natsepa Resort/ Dive into Ambon, but they only have diving activities in surroundings of Ambon Island, due to the distance to take tourists to Nusalaut. (see map: the red flags marks the diving locations).

But now, with the purchase of a speedboat the “Nusalaut Discovery 1 & 2” equiped with a 2 x 200 HP Yamaha outside board engines, it will be no problem to cross over to Ambon Island for diving ventures (duration 1,5 hr) and to Ceram by Piru Bay to islands Babi & Kasah......

3.5.3 Location/ Climate and information on Nusalaut Island

The Nusalaut Diving Resort Sila shall be established in the village Sila’s serene bay with a breathtaking view on the islands of Saparua and Ceram; and is also nearby the 300-year old VOC Fort Beverwijk where many activities and events will take place organized by the the Nusalaut Aqua Diving Resort.

Nusalaut golden island

Nusalaut together with the islands Haruku (formerly OUW) and Saparua (formerly Honimoa) the Lease Islands (formerly the Oeliassers) Nusalaut Lease is the smallest island, also called "Nusahulawano ' meaning 'golden island'.

Nusalaut is indeed a little gem!

The island is quite small and mountainous. The seven villages on the Nusalaut Island are all located at the coast; on the west coast Sila and Leinitu, on the southwest coast Titawaai, on the south coast Abubu, on the east coast Akoon and the north coast Ameth and Nalahia.

Titawaai is the largest native village of Nusalaut. The total population of the seven native villages together is about 8,000 people. All villages have a primary school and in Titawaai and Ameth there is a secondary school.

The island itself is bisected by a low stone wall. All residents on one side belong to the village federation Pata Lima, on the other side to the federation Patasiwa.

The main mountain range is the Lawakano, in the middle of the island, with a height of about 300 meters. Given the limited height of the island, there are only small streams. Due to the volcanic nature of Nusalaut one does find hot springs on the island. The temperature of the main source, called the 'Air Panas Besar', is 66 ° Celsius.

Nusalaut is located in the Banda Sea, and has a tropical climate. The average temperature is about 29 °C. The amount of rainfall depends strongly on the season, the monsoons and the strength of the wind. The wet season is called the east monsoon and the dry period is called the monsoon.

The latter takes place approximately from November to March. But even during the dry season there is and you can expect occasional showers of rain. From Nusalaut to the Netherlands it is about 12,500 kilometer. The largest length of the island is approximately 13 km. Paved roads are scarce, cars and traffic jams are not to be found. On Nusalaut one walks or run a lot and occasionally you'll see a bicycle.

The 24 kilometer long coastline is surrounded by shallow bays (the tooth-tooth jung jung), bustling with life. The sandy seabed, especially near the village of Ameth, is a treasure trove for shell collectors. Divers can come face to face with lobsters, moray eels, sharks and various reef fish. Fishermen priority catch are: groupers, tuna and makreel.

Moluccas have been known traditionally as the Spice Islands and perhaps 'Ambon' is the result of the discovery of the world. As Banda was once the center of the Nutmeg culture, so were the cloves (tjengkèh) until the end of the 18th century only to be found in Ambon and the Lease Islands.

On Nusalaut there are still plenty of clove trees, as well as nutmeg and mace (pala), cinnamon (kaju manis) and sago palms (pohon sagu). The sago palm as a forest product, other than papeda (traditional moluccan menu), is also used as building material for houses, such as placing atap roofs and gaba-gaba walls. These are sago leaves (atap) and branches (gaba-gaba).

Fruits such as mango, duren, kelapa muda (young coconut), sukun (breadfruit) and pepaya can be found everywhere. Specifically the pepaya, where the fruit, the flowers and the leaves are used/ prepared for consumption (traditional Moluccan menu/Papeda ).

Our beautiful island also has two early 19th-century churches, and the 300-year old EbenHaëzerchurch in Sila is the oldest church in Indonesia.

And for those interested in the history of the VOC, you can visit the neglected remains of a 300-years old VOC Fort Beverwijk near the Nusalaut Aqua Diving Resort Sila.

Benteng (fort) Beverwijk, village Sila

In 1654 there is record of a wooden defence block located on the Nusalaut bay. Housing blocks built by Admiral Verhoeven Beverwijk around 1654. In the year 1656 defense block is called Beverwijk.

The house was guarded by a sergeant with 20 soldiers and an experienced doctor to heal wounds. Dutch authorities gave the name Van Honimoa.

In 1673 the guard sergeant was replaced by a deputy head of Trade, who also served as a bookkeeper or accountant in the present. However, during the passing of time, it turned run down and Beverwijk is considered no longer necessary.VOC assumed that a small army post is enough or quite suitable for the defense in the region.

Beverwijk was occupied by local residents in 1817, the inhabitants consisted of a corporal and two soldiers shortly there after, along with the return of the Dutch who conquered the British, the Dutch re-gained control of the building and started restoring it partially.

Seven years later, the defense buildings Beverwijk was officially returned to the Netherlands in year (tahun) 1824, and guarded by a group of soldiers. An incident happened, the soldiers killed a gray old Kapitan named Kapitan Paul Tiahahu on the 17th November 1817 at the front of the building, this incident was witnessed by the people, and his daughter Christina Martha Tiahahu.

In 1838 this building turned into a poor defense block, so that eventually it turned into ruins. At the beginning of the 20th century only a few walls were standing and were overgrown with shrubs and trees, making the entire ruins to a densed place.

Martha Christina Tiahahu momument at the village Abubu(National Heroine of Indonesie)

In 1817, the Moluccans made a coupe lead by their leader Pattimura to overthrow the Dutch government, and as Christians, they relied on Biblical principles of justice and 21 village heads from Saparua and Nusa Laut supported Pattimura through a letter outlining and addressing their objections and grievances caused by the regime.

The revolt did not occur, which was about to hit Nusa Laut, it was suppressed. The old Regent of that island, Raja Triago was returned to Nusa Laut and executed. His 17-year-old daughter, Martha Christina Tiuahahu, who did not want to leave him during the execution, then led the resistance against the Dutch. But she was imprisoned, deported to Java, and died during the voyage because they hardly gave her food to eat.

A statue was made of Martha Christina Tiahahu, both in the village Abubu and on the island of Ambon.

In the village Abubu this statue stands in the center of the village opposite the foundations of the house of the former Raja Manusama.

About climate in Moluccas / Ambon /Nusalaut

Ambon has a tropical climate with two seasons. In the rainy season there are heavy rains. It is also more vulnerable to tyfoons than Ambon island. The dry period is from October to April. This is also one of the best times to visit Ambon. The Moluccas has a tropical climat, but interrelated climate on the islands can be very different.

In general most provinces in Indonesia the dry season is between May and September and the wet season from October to April; whereas for the Moluccas it is not the same, here the least rain falls in November and February; the dry season consists of sunny, warm days; with an occasional rain shower. But even in the rain season, you have bright sunshiny days.

3.5.4.Promotion

The location of the resorts is very strategic and are the first resorts ever on the island, it will certainly promote tourism because many reactions on the Internet / tour operators have already been obtained stating that they cannot stay overnight on the island due to no accommodation and therefore the Tour operators from Jakarta & Asia / USA / Australia and the Netherlands / Europe will certainly and happily use the resorts (promotion through tourism fair ITB Berlin, Jakarta and Utrecht) and cooperate with Pariwisata / Tourism office Jakarta / Indonesia and Ambon, Moluccas and Indonesia Wonderful.

Promoting have been done on many dives sites and social media and through becoming a member of the dive organization PADI www.padi.com and our diving and sailing partners www.baliaqua.com , www.seatrekbali.com and travel organization www.333travel.nl

Including at various internet sites of the Tourism Ministery (Pariwisata Indonesia & Maluku); and at the Holiday Fair in Indonesia/ Jakarta, The Netherlands/ Utrecht, Germany/ ITB Berlin, Las Vegas and Shanghai ( Diving Fairs).

3.5.5. Personnel & Housing

The personnel/ staff from Nusalaut (recruited from SMP/ SMA Nusalaut) & Ambon will be trained internally by the Management Team, as per agreement with the SMP/ SMA Nusalaut public schools.

Offering internships to students of Moluccan origin in the Netherlands, train and education Diving personnel (men & women from Nusalaut) through the resorts general managers partners Cedric & Sara & http://www.baliaqua.com/tusa-scuba-snorkeling-equipment/tusa-bcds-collection-1/

Currently lots of young people travel to Papua or other islands in Indonesia to find work after their studies.

3.5.6.Infrastructure

Medical Facilities:General Hospital (dr. Haulussy) Ambon (1.5 hr trip with a 2x200HP Yamaha speedboat) and General Hospital Saparua (30 min. trip from location). Currently an international hospital is in construction in Ambon Municipality – http://www.siloamhospitals.com

On the Nusalaut island itself at the villages Ameth & Sila there’s Public Health Unit equiped for in-patients and first aid assistance, and an ambulance – distance 20 minutes from resort.

The Resorts will be equipped with own speedboat "Nusalaut Discovery" 1 & 2 – purchase will be done. From the local port Tulehu (in Ambon) a daily fast boat crosses over (1 hour trip) to Haria (Saparua Island) upon arriving in Haria guests will be picked up and transported by the resorts’ speedboat to destination. Twice a week, on Tuesdays and Fridays, a ferry will leave from Waai to Amet Nusalaut; the new port has just recently being utilized.

Infrastructure :

Roads on the Nusalaut Island is currently being refurbished - enabling cycling with mountain bikes at the end of this year or in early 2015 ready. The state electricity power company PLN is located at Sila village where the resorts are located; but nonetheless purchases of own generators for emergencies is to be done. From Pattimura Airport / Ambon to the location via port Tulehu will take two hours to reach the resorts using car and the resorts’ speedboat transportation facilities.

The location of the resorts is very strategic and are the first resorts ever on the island, it will certainly promote tourism because many reactions on the Internet / tour operators have already been obtained stating that they cannot stay overnight on the island due to no accommodation and therefore the Tour operators from Jakarta & Asia / USA / Australia and the Netherlands / Europe will certainly and happily use the resorts (promotion through tourism fair ITB Berlin Jakarta and Utrecht).

There are daily flights from Jakarta to the Pattimura International Airport – Laha, Ambon (Garuda, Lion Air, Batik Air, Sri Wijaya) and from Bali Ngurah Rai Int’l Airport, via Juanda Int’l Airport Surabaya (Lion Air), and from the Pattimura Airport to other islands in Maluku and Papua Tual,Aru,Ternate,Masohi, Banda, Sorong Raja Ampat.

And many Phinisi boats from Bali and sailing yachts from Darwin sail to Ambon then Saparua, Haruku, Nusalaut, Ceram, Banda, Kai, Aru, Ternate,Halmahera,Morotai islands & Raya Ampat

And it is also possible to land with sea-airplanes (amphibian airplanes) and helicopters at the resorts

Near the beach by village Sila (resorts) a new jetty harbour is going to be constructed, enabling phinisi sailboats from Bali and sailboats/ yachts from Darwin to drop anker and moor.

The villagers of Sila en Leinitu can start cultivating their own vegetables/ fruit to sell/ supply the resorts with fresh organic crops/ products to set up and develop a cooperative food wholesale where the resorts can do their supply purchasing and also to the local population (Sila, Leinitu, and Nalahia) ; instead of travelling by speedboat/ ferry to Ambon, Saparua or Ceram to purchase their supplies.

3.6.2. Quality

Within two years becoming a profitable company and able to expand and start with the 2nd project “ Nusalaut Coconuts Beach Resort Leinitu “ and start with further expansion surveys of the “Nusalaut Resorts PT” company to and at the islands of Aru and Kai.
