COMPANY HISTORY

Since 1960, Moss & Company has kept a reputable track record of consistent growth and stability. The

company was founded by Ronald Tamkin, Morton Kirshner, Allen Sackler and John Liebes, all of whom had

owned and operated their own portfolios of multifamily and commercial properties. Cindy Gray, now

President and Partner of Moss & Company Property Management, started with the company as a leasing

manager and worked her way through the ranks, while learning every aspect of the property management

from an owner’s perspective.

In 1990, as the demand for the specialized regional expertise and good management grew, Cindy and Ron

introduced third-party property management to Moss & Company. This concept of “managing as an owner”

has been the backbone to our organization’s growth and success. Twenty-five years and 10,000 multifamily

units later, our hands-on approach is unparalleled in the industry.

CINDY GRAY PRESIDENT/PARTNER

Cindy Gray, President and Partner of Moss & Company Property Management, has been with the company since 1971. Cindy joined the company as a supervisor in the maintenance department and learned the business from the ground up. Her positions have included, Regional Supervisor, Vice-President, President, and Partner in 2004. With a staff of 235+ employees, Cindy provides clients with superior leadership and knowledge of the industry. Management services include, multi-family housing, commercial, retail and storage facilities in California and Nevada. Cindy is a licensed broker in Nevada and licensed in California. Cindy is an active member of the Southern California Real Estate Alliance and was co-chair in 2011 and 2012. Cindy is also a member of the Women’s President Organization, Los Angeles Chapter. Cindy enjoys traveling and spending time with her grandchildren.

CHRIS GRAY EXECUTIVE VICE PRESIDENT

Chris Gray is the Executive Vice President for Moss & Company Property Management. He joined Moss & Company in 2011 and has been instrumental in building Moss & Company’s multifamily business from 4,500 to 10,000 units under management in the Greater Los Angeles Area. Prior to joining Moss & Company, he spent 10 years in sales and marketing with the E&J Gallo Winery and Lumenis Medical. Chris was born and raised in Southern California and graduated from LMU in 2001 with a Bachelor’s Degree in Business Marketing. He is a proud member of the Institute of Real Estate Management and earned the CPM designation in 2014, the most prestigious designation in the industry. Chris is an avid LA Kings fan and enjoys spending time with his wife Amy and their 3 boys: Christian, Austin and Ty.

HENRIETTE SAFFRON CHIEF FINANCIAL OFFICER

Henriette Saffron, Chief Financial Officer for Moss & Company Real Estate Investments and Property Management, has been with the company since 1994. With support of 20+ accounting Team members, Henriette oversees all aspects of financial reporting and operations for the company. With the rapidly expanding Moss & Company portfolio, Henriette has been instrumental in evolving the company’s financial operations, staying steps ahead of every anticipated change while implementing best practices. Prior to Moss & Company, Henrietta was a Regional Controller at Tishman West Companies. She has also worked for Murdock Development Corp / Pacific Holding Co, and George Elkins Real Estate. Henriette’s financial background in Real Estate investments, holdings, project development and property management are invaluable asset to the company. Henriette earned her BA in Economics and Business with Accounting minor at University of California, Los Angeles. In her free time Henriette enjoys spending time with her family, CrossFit workouts, outdoor activities, and she recently ventured into the world of golf.

JACKIE FEINBERG VICE PRESIDENT, COMMERCIAL DIVISION

Jackie Feinberg is Vice President of the Commercial Division and oversees the management, and leasing of the commercial portfolio which consists of mixed use, medical, office, single tenant, retail and storage facilities. Jackie joined Moss & Company in 1987 and after spending a year as a Residential Portfolio Manager, Jackie was promoted to the position of Commercial Director. Jackie has a passion for the business and commitment to clients and investors. With more than 29 years of property management experience, Jackie has strong administrative skills and a deep knowledge of handling all aspects of commercial property management while providing unmatched service and loyalty to each and every client. Jackie has held her California Real Estate License since 1989. Jackie lives with her husband of 38 years in Los Angeles and enjoys cooking and most all spending time with family and friends.

DAVE STAIRS DIRECTOR, BUSINESS DEVELOPMENT

COMMERCIAL DIVISION

Dave Stairs is a Director and responsible for new accounts in Moss & Company’s Commercial Division. Additionally, he oversees management and leasing activities for a portion of the company’s commercial projects. Prior to joining Moss & Company in 2013, Dave worked for a privately held, real estate investment firm in Santa Monica where he was a Vice President responsible for a multi-state, commercial portfolio. Dave earned a BA in International Relations with an emphasis on multi-national corporations from USC. He is a licensed broker in California and has earned the Certified Property Manager designation through the Institute of Real Estate Management and the Real Property Administrator designation through the Building Owners and Managers Association. Dave is currently working on earning the Certified Commercial Investment Member designation through the CCIM Institute. Dave was raised in Southern California and lives with his wife Cindy in the San Fernando Valley. They have a 26 year old son. Dave is active on two charity boards, one of which develops low-income housing for the homeless and the disadvantaged. He chairs its acquisitions committee for new development sites.

RONALD MAURER

VICE PRESIDENT, MAINTENANCE DIVISION

Ronald received a Bachelor of Science degree from the University of Illinois in 1965 and a Master’s degree in Education from the University of Illinois in 1967. After an 11-year teaching career in suburban Chicago, Ronald moved to the Los Angeles area and began a new career in the real estate industry. Working for a general contractor on the San Fernando Valley from 1978-1985, he gained experience in construction, contract negotiations, real estate sales, and property management. In 1985, Ronald joined Moss & Company as a Residential Property Supervisor and a year later was promoted to the position of Director of Maintenance. In 2012, Ronald was promoted yet again to Vice President, Maintenance Division. Ronald is RRP Certified and plays a crucial role with any water intrusion issues to increase the safety of our residents and decrease the liability of our clients. Ronald has three daughters, six grandsons and one granddaughter, a new generation of soccer, basketball, T-ball, yoga, and hiking is going to be on the schedule for several years to come. Chicago roots have kept Ronald’s sports affiliation with his “home town” teams: Cubs, Bulls, Blackhawks, and Bears and he still lives and dies with their records.

JADA HILL

SENIOR REGIONAL PORTFOLIO MANAGER

Jada Hill joined Moss & Company in 2015 as a Regional Portfolio. In 2016 her duties expanded as a Senior Regional Portfolio Manager. She is now responsible for over 4000 units throughout the greater Los Angeles area and supervises 5 Regional Portfolio Managers. Jada was born and raised in northern California and has managed assets throughout California as well as Colorado and Nevada. Her hands on approach, enthusiasm and love of all things property management has contributed to her success in the industry. She has experience in fee management, owner managed assets, below market programs, subsidized housing and marina management. In 1999 Jada began her career with Irvine Apartment Management Company in northern California where she specialized in lease up communities, was a 2 time recipient of the award for Best Lease Up and a recipient of the award for Best Customer Service. Jada later joined prestigious companies such as TCRS, Prometheus, E&S Ring and Trinity Property Consultants where she honed her skills at renovations, repositioning distressed assets, property operations, financial analysis, budgets, training and employee development. In 2011 she was a finalist for the AAMD award for Manager of the Year. Jada is an avid Golden State Warriors and San Francisco 49ers fan. In her free time she enjoys golf, poker, rollercoasters, the beach and watching movies with her husband Ken and their 2 pugs: Max and Gus.

MARIA BONACCI

REGIONAL PORTFOLIO MANAGER

Maria is proud to be part of the Moss and Company family for 22 years, where she has overseen multi-family remodels, new construction projects and lease startups of luxury properties throughout West Hollywood, Beverly Hills, Westwood, West Los Angeles and Santa Monica. Maria is a licensed Real Estate agent in the state of CA, and holds a CCRM certification. Maria has recently been appointed a commissioner on the board of the Historical Preservation Commission in the City of West Hollywood, where she and her fellow commissioners determine designation of cultural resources in the city of West Hollywood, along with numerous other duties. Maria is a member of the West Los Angeles and Santa Monica Chamber of Commerce, where Maria attends monthly meetings to promote local businesses and enhance opportunities throughout the community. As a Regional Portfolio Manager with Moss and Company, Maria has experienced many trends in property management. Her expertise lies within luxury and historic properties. She possesses a natural eye for detail, stellar customer service, and maintains a high standard of exemplary residential living. Maria brings enthusiasm, professionalism and love of property management to every project with which she becomes involved.

SUSAN WEISBARTH

REGIONAL PORTFOLIO MANAGER

Susan Weisbarth has been a Portfolio Manager for Moss & Company since 2009. She supervises over 30 employees while overseeing the management of more than 700 apartment units. Currently, she manages the company's largest property in California, Woodcliff Apartment Homes, with 429 units. Susan is a licensed real estate professional and has earned her California Certified Residential Manager credential. Before starting her career at Moss & Company, Susan served on a variety of boards including Sinai Temple and as President of the Beverly Hills Education Foundation. She was invited to be a member of Team Beverly Hills and now serves as President of the Westchester Playhouse.

RACHEL POZO REGIONAL PORTFOLIO MANAGER

Rachel Pozo has been a member of the Moss & Company family since 2003. She began working with the company as a leasing consultant, and quickly climbed the rankings moving from overseeing projects in the maintenance department, to eventually receiving her current title as Regional Portfolio Manager. Rachel oversees a diverse portfolio of buildings in the great Los Angeles area, totaling over 900 units. In addition to Rachel’s experience gained during her time at Moss & Company, her credentials include the California Certified Residential Manager (CCRM) from the California Apartment Association, as well as the Accredited Resident Manager (ARM) from the Institute of Real Estate Management. Rachel is highly respected within the company, and increasing building profitability and employee development are just some of her well regarded qualities. Weekends are spent with her husband and two sons enjoying the outdoors.

KEISHA HAY

REGIONAL PORTFOLIO MANAGER

Keisha Hay is a Regional Portfolio Manager, in Moss & Company’s residential division. In this position, she is responsible for over 600 residential units, across the greater Los Angeles and Ventura County. Normal duties include supervision of leasing, operations, project management and development. Keisha began her career with Moss & Company during spring 2010 as a residential leasing agent. Her expanded duties included implementation and oversight over the training development program of all residential leasing agents and managers. Keisha’s current scope of responsibility includes direct supervision of a team of managers, in addition to working primarily with several clients within her portfolio. Keisha earned her Bachelor of Science degree from California State University, Fullerton and holds a Master’s degree from the University of Southern California. In addition, she possesses her California Real Estate License and a California Certified Residential Manager (CCRM) designation.

JODY WEBBER

REGIONAL PORTFOLIO MANAGER

Jody Webber, Regional Portfolio Manager at Moss & Company, oversees a diverse portfolio of 800+ units including Market Rate and Tax Credit properties in Los Angeles and Orange Counties. Jody’s specialties include marketing and team-building, and she uses these skills to maximize the potential of her communities. Prior to joining Moss & Company Jody oversaw the successful lease-up of several Senior apartment buildings developed by Meta Housing Corporation. Civic and industry presentation topics have included Niche Retirement Communities, Successful Business Networking, and Creating a Corporate Housing Program. Jody is proud to be a part of the Moss & Company family and was honored to be named the 2010 Manager of the Year in the 300+ unit category by the Apartment Association Southern California Cities.

SARRA TSIATSOS REGIONAL PORTFOLIO MANAGER

Sarra Tsiatsos joined Moss and Company as a Regional Portfolio Manager in January 2015. With over 22 years of successful property management experience, and a proven leader with passion, Sarra’s experience includes, new construction, lease-ups, mixed-use projects, mid-rise and garden, interior renovations, exterior capital improvements, and property repositioning, resulting in a wide range of knowledge on all aspects of property management. Her responsibilities include leading a team of property managers, monitoring property performance, maximizing revenue goals utilizing growth strategies, and adhering to internal cost control measures to minimize property expenses, to ensure her clients and owners goals and objectives are achieved. Prior to joining Moss and Company, she held property management positions at Legacy Partners Residential and R.W. Selby and Co. where she received recognition and many accolades for her accomplishments in the industry. Her expertise, knowledge and passion for the multifamily industry are exemplary. In her free time, she enjoys spending quality time with her children, family and her dog, Hendrix. She also has a passion for travel, and looks forward to family vacations.

CARLY GRAY

REGIONAL PORTFOLIO MANAGER

Carly Gray began working for Moss & Company in March 2010 after graduating from UCLA with a Bachelor of Arts in Communication Studies. She holds her California real estate license and a California Certified Residential Manager, CCRM, designation. Starting as a leasing agent, Carly learned the basics of the property management industry, and has since worked her way to managing as well as supervising a portfolio of properties totaling over 700 units on the West Side, including short term, corporate housing. She believes the secret to success is hard work, knowledge, and enjoying what you do; something which comes easily being part of a company that takes pride in serving both its clients and its residents.

DORIEMAY RAFAEL

JUNIOR REGIONAL PORTFOLIO MANAGER

Doriemay Rafael is a Junior Regional Portfolio Manager with Moss& Company. Her journey in the company began when she was hired on as a property manager in 2011, and through her persistence and hard work, she was promoted to her current position. Graduating with a Bachelor's Degree in Business Management with a minor in Accounting from National University in 2011, Doriemay was able to put her knowledge to use at Moss & Company for the past 5 years. Her duties consist of managing a high demand portfolio with day to day office staff operations, tenant relations, overseeing maintenance and capital improvement projects. Prior to joining Moss & Company, Doriemay started her career in property management in her hometown of San Diego with a small firm in 2006, as an office assistant and quickly rose to the rank of property manager who handled over 500 units in commercial, residential and homeowner's association (HOA) properties. Doriemay’s growth never ceases as she continues to learn and gain valuable experiences in the Section 8 program, Tax Credit and a diverse portfolio of residential apartment communities in Southern California. Doriemay currently resides in Sherman Oaks with her husband and Corgi pup name Eevee. She is a San Diego Charger's fan who loves hiking and spinning classes. Aside from that, she enjoys taking trips to San Diego to spend quality time with her friends and family.

REGIONAL PORTFOLIO MANAGER

Betty has over 20 years, experience in property management. She started managing a single property and has moved up to become a Regional Portfolio Supervisor. Her first-hand experience throughout various stages at property management has allowed her to become a well versed professional in this industry. Betty has great people skills, which allows her to connect with property managers and maintenance contractors to build the right team for her properties.

DEBORAH COLLIER

REGIONAL PORTFOLIO MANAGER

Deborah Collier is a Regional Portfolio Manager with Moss & Company in the Residential Division. She joined the company in 2010 as a Property Manager, and was subsequently promoted to her current position. She spearheads a team of employees and vendors with a common objective to maximize the performance of over 1,000 rental units in the Residential Division. Her role at Moss & Company allows her to utilize her experience in management, team building, tenant relations, problem solving, & finance to effectively manage her portfolio. Deborah has extensive experience with Section 8 based programs, subsidized housing & HUD based projects. Prior to joining Moss & Company, she specialized in residential foreclosure acquisitions and operations for 10 years. In this role, she was responsible for all aspects of acquisitions, major renovations, leasing, management, training development, and dispositions. Deborah brings her unique in depth experience in repositioning over 680 single family homes and multi-family properties in her previous role to adding value to her clients at Moss & Company. Deborah graduated from University of California at Riverside with a major in Psychology. She enjoys staying active & spending time with her family, salsa dancing, hiking, rollerblading & traveling.

REGIONAL PORTFOLIO MANAGER

Laura Sellers is a Regional Portfolio Manager, in Moss & Company’s residential division. In this position she supervises 516 residential units across the greater Los Angeles and Riverside County. In addition to leading a team of property managers, Laura monitors property performance to maximize revenue goals, and is responsible for all aspects of property operations. Laura has extensive property management experience as both community manager and regional manager. Prior to Moss & Company, Laura has worked for Essex Property Trust where she was awarded 2014 Property of the Year. Laura is a licensed real estate professional, and she is currently pursuing further education with Institute of Real Estate Management.

Today we’d like to introduce you to Chris Gray. So, before we jump into specific questions about the business, why don’t you give us some details about you and your story. I worked 5 years in the wine business managing a sales team in LA and finished with E&J Gallo Winery as State Manager of NV. With thousands of different wine brands in the market, you quickly realize the importance of both marketing and service. The importance of accessibility and service to your customers was paramount to be successful in wine sales. I took this same approach to property management when I joined Moss & Company in 2011. At that time, Moss & Company managed 4,200 multifamily units. With a relentless focus on service and accessibility, we grew to almost 11,000 units under management today. I saw a great opportunity in the LA market as the reputation of a property manager

was someone in a bathrobe that didn’t want to be bothered. Within the first year, we surveyed the 120 Moss employees asking questions like: Are you happy in your current role? Do you feel you get the support you need to be successful?; What can we do better as a company?. It is common in all industries, that the executive team thinks they have the answers and the knowhow so the direction is given from the top. I disagree. In a company with a great culture, the best ideas often come from the team members providing the frontline service to the customers, we took the team’s ideas, prioritized them and implemented them one by one. Moral and motivation sky-rocketed and that marked the beginning of a new era for Moss & Company.

We measure our company performance by one thing and one thing only…Client Satisfaction. We are providing a service and that’s the only measurement we care about as an executive team. The Partners of Moss has made this clear from day 1 and it’s a huge part of what makes up our culture today. Unlike, any other business that I’m aware of, we don’t review our own P&L statements to measure success. We understand that if we take care of our clients and operate their properties as if they were our own, the numbers will take care of themselves.

Overall, has it been relatively smooth? If not, what were some of the struggles along the way? Operating a business anywhere comes with many challenges and we are no exception. To name a few…continuing to recruit the top talent; implementing new technologies and processes across the portfolio to stay on the cutting edge; Of course, government and regulatory issues play a large role as well. Moss & Company Property Management – what should we know? What do you guys do best? What sets you apart from the competition? Moss & Company started as an owner/operator of both commercial and multifamily real estate in 1960. Over the years as the demand for good property management in Los Angeles increased, Moss & Company changed the strategy to third party property management services. As Moss & Company sold off equity positions, the fee management continued to grow. Today Moss & Company is one of the largest multifamily operators in Greater Los Angeles with almost 11,000 units under management. Although Moss & Company is most known for multifamily management, we also are experiencing growth in our commercial division which encompasses close to 2M square feet of office and retail management. We are most proud of our company culture and the team that makes up the culture. The family-like culture and relentless support of each other as a team is what sets us apart from others. Regional vs. National: With 11,000 multifamily units in Greater Los Angeles, we have a great competitive advantage. With our integrated management software, we are the first to see market trends narrowed down to the specific neighborhoods. This large sample size also provides great operational knowledge that our clients benefit from. For example, what unit amenities will demand the greatest return in value-add strategies. There isn’t much we haven’t already tried in the LA market, giving all of our clients a great advantage in maximizing returns for themselves and their investors.

Our size of 11,000 units in LA, also provides unparalleled economies of scale. All if not most service providers are local, meaning they don’t care if you have 1,000 units in LA and 10,000 units across the country. Our portfolio in LA serves a great leverage to provide our clients and residents great service and greater savings.

Growth: Both our size and continued growth provides great opportunities for our employees. Our company culture attracts the best talent in the industry and our growth provides opportunity with our ‘promote from within’ strategy. This results in unparalleled employee tenure, many longer than 20 years and some over 30 years. This also adds to the client experience.

PROJECT TEAM AND CORPORATE SUPPORT

With Moss & Company you are not simply hiring a property manager, but instead you are hiring a team of

professionals trained to manage the NOI of your investment. The following positions would make up the Moss

& Company Management Team for your property:

Regional Portfolio Manager

Regional Portfolio Manager will be directly responsible for the financial performance of the property. Every

expense will be processed through an automated system and approved by the Regional Portfolio Manager,

while working directly with the asset manager and/or owner. Portfolio Manager will visit the properties at a

minimum of once a week to review performance, and to walk the property to ensure proper operations and

maximum efficiency.

Director of Maintenance

Director of Maintenance will be responsible for obtaining capital improvement bids, to meet our Client’s

project needs. He will be involved in the city inspections to ensure full compliance of the property. Director of

Maintenance will also handle all water intrusion issues to ensure rapid and proper correction. Mold and other

air born allergens are the single largest liability to real estate owners and investors. Director of Maintenance

will be responsible for minimizing this liability exposure for our clients.

Maintenance Field Supervisor

Maintenance Field Supervisor will assess larger maintenance issues/projects and manage vendor partners.

Moss & Company is equipped with over 40 maintenance personnel with specialties ranging from general

contracting, licensed HVAC and electrical, finished carpentry to general maintenance. The Field Supervisor will

manage all maintenance activities at the properties.

Maintenance Assistant

Maintenance Assistant will assist managers with larger maintenance issues, such as plumbing breaks and roof

leaks. Maintenance Assistant will also provide purchase orders on approved appliance orders, which will then

go through the maintenance office to ensure unit order accuracy and to track warranties.

Senior Accountant

Senior Accountant will manage property debt service payments, and will reserve accounts while managing

client reimbursements. Senior Accountant will prepare and review monthly financial reports with the Portfolio

Manager.

Accounts Payable Representative

Accountants Payable Representative will work directly with the onsite property manager on our property

management software program, YARDI Voyager 7S. Account Payable Representative will also train, assist, and

confirm all data entry into the software program. Accountants Payable Representative is the first line of

defense in the auditing process.

Director of Training and Development

Director of Training and Development will manage the completion and training needs of property

management new hire. This includes hands-on training at the property, classroom training, online training,

and concludes the 45-day training program with a performance evaluation.

Information on the traffic generated will be gathered using the following tools:

Traffic Cards All prospects will be asked to name the source of how they found out about the property. Leasing

Consultants/Manager will create daily traffic sheets to track source of all incoming prospects and the

effectiveness of the advertisement sources.

Lead Tracking All outdoor, print and online advertising will have assigned phone numbers tracked by a third party source.

Sources that are not generating adequate number of leads or “qualified” leads, will be eliminated so that

financial resources can be redirected to ensure maximum traffic is generated.

Internal Reports Internal reports utilizing the traffic cards will be generated daily to timely monitor market demands, pricing

levels, and effectiveness of advertising. Yardi Voyager will be used to review and analyze traffic detail.
