Proposal For Landscape Services Onthe Sunda(GH) International fortune
City Project
ABSTRACTThe purpose of this proposal is toevolve a bleak landscape into something that the homeowner can appreciate and love. This project will demonstrate the knowledge of this process to enlighten others on the significant effect that landscaping service from professional can add value to their properties. This project gives an overview of all aspects of a landscape project including: drawings of planting plan, drainage plan, and a construction plan. Also, an estimate plan and maintenance plan was constructed in accordance to the design.

accordance to the design.
Landscape Proposal
1.0 Introduction
It is common knowledge that a beautiful landscape adds value to
property. Infact studies by an important building technologist
one Behe and his friends in 2005 pointed to the fact that a well
designed landscape could increase the value of a home from five
(5) to eleven (11) percent.
Landscaping at homes do not only beautify such premises but also
serves several important purposes. During summer when
temperatures soar really high to above 50 degrees Celsius staying
indoors can be a harrowing experience. Even in environment where
people can afford to live in air-conditions for 24 hours,
research continue to reveal that the practice of surrounding
oneself with artificial air for a long time could injure our
health conditions and even has the propensity of triggering
several terminal diseases.
Having a big garden of flowers and shrubs around one’s home could
be a source of good health since fresh oxygen emitted by the
plants often refreshes the human system. This can be explained by
the fact that good quality oxygen flows through the blood to
maintain the various organs of the body. It is mainly for this
reason that Europeans and Americans who are conscious of the
health building their own houses, by putting up a few bedrooms at
the corner of the land and create a relatively longer space for
landscaping.
Commercial real estate companies which wish to appeal to
international community with their products (houses) simply have
no option but incorporate good landscape system in their designs.
Perhaps it might also be well noting that most Ghanaians are
getting highly sophisticated and would wish to acquire second
homes purely for recreational purposes. Such facilities obviously
must have big gardens so as to confer that kind of comfort that
goes with their new taste.
From the foregoing, it is obvious that Fortune City Real Estates
Ltd must inculcate sound landscape system into its numerous high
quality homes either those ready to be sold or are in the
pipeline.
Landscaping can be divided into two broader spectrums which are
Geometric forms(hard landscape)
Naturalistic forms(plant materials) The soft landscape involves employing natural plants to improve
the aesthetic value of the place.
Hard landscaping also entail various constructional works like
building of suitable beds with distinctive curves to hold lawns,
constructing of pavements with different colours of blocks to
communicate with the users about directions and signals .It
involves things such as concrete driveways/patios, fences,
decks, sod, and plants are all examples of hard landscaping tasks
that can be executed. My agency provides all these service based
on the requirements of the clients.
Each of these services entails detailed work which when not
planned very well will cause a stir in the management of the
estate as well as reduce the interest that the customers may have
in acquiring the properties.
2.0 Objectives of the Landscape project
The overall objectives of this landscape project is to assist
management of Fortune City Estates Ltd to add value to its high
quality buildings intended for sale. Specific objectives include:
i. To establish enviable lawn and trees within the house
meant for sale as well as on the surroundings of the
environment.
ii. To provide maintenance service in respect of pruning,
spraying and mowing in order to preserve and improve upon
the beauty of the homes and houses.
iii. To conduct soil and plant disease analysis and offer the
requisite advice.

As experts on the field we have knowledge on access to very good
source of planting materials and very experienced persons to see
to the establishment of the lawn and ornamental plants which will
be selected based on customers choice after he had had all the
options available taught to him and briefed on about their
weakness and strength. Its survival rates and conditions for its
establishments are also going to be taken into consideration
Maintenance Service
To preserve the life span of the plants it is essential that
periodic pruning, spraying and mowing is conducted. Here the real
estate company shall provide the necessary equipment especially
mower, spraying device, cutter etc. These services would attract
a monthly fee yet to be discussed.
Plants as we know it attract certain kinds of animals and insects
with their phonological attributes, like being brightly coloured,
sweet nectars from the flowers and sweet odours that emanates
from the cells of these plants. It is then natural to have
certain kinds of species coming in on to the plants too much at
one time during specific seasons like the rainy days. There is
therefore the need to do periodic mass spraying exercises in
various home and around areas where plants to are growing. This
also control other unforeseen insect infestations which may be
eminent due to sites location and surrounding vegetation.
7.0 Soil and plant disease analysis
It is also hereby proposed that the scope of the project is
extended to cover soil and plant disease analysis. The results of
such analysis would enable the project manager to advice on the
way forward. This will help keep the forest resources component
of the facility healthy at all times.
This role will also attract a fee that will be discussed as soon
as the project itself rolls
3.0 Cost Estimation
For the estimate itself, multiple formulas need to be made in the
excel sheet to ensure the
correct price is calculated. The most critical part of this
process is figuring out how fast a specific
task can be completed. Anything that requires labor needs to
have its specific production rate formula with it. This again
comes through experience and can differ from contractor to
contractor.
Once all material and labor is accounted for, a labor rate needs
to be incorporated as well. This section is based on how much
money it costs for a laborer to perform work. It is important to
keep in mind that this number is not just his or her hourly rate.
Insurance, and bonds are all incorporated into the labor rate. If
the contractor is just bidding at the same price he / she is
paying the laborer, the contractor will more than likely go out
of business.
The final process in determining how much a project will cost is
incorporating a contingency, sales tax, and profit margin into
the bid. Contingency is a category to account for anything that
is forgotten. For instance, if a chemical fertilizer isn’t
accounted for then a contingency will account for this. Also, if
numerous tasks or materials are forgotten then most likely the
contractor will lose money. Specifically, the contingency for
this bid only accounts for ten percent of the overhead cost which
are the costs of operating the business. These include
leasepayments, legal fees, insurance, office expenses, utilities
(power, water, heat, phone lines), and any maintenance of
equipment. Overhead costs are usually calculated at 20 percent of
the material and labor costs.

4.0 Justification for the Landscape Project
The proposed landscape project is highly justified in this real
estate environment in that;
It will help enhance the value of houses thereby roping in
more revenue.
It will further assist in improving upon the brand image of
Sunda (GH) international Ltd in the real estate sector
With enhanced revenue based management could a lot more in
terms of motivating staff, improving upon its working
capital as well as giving the extra mile in its corporate
social responsibility activities.
The natural breeze as a result of the efficient landscaping
will enable patrons of the company’s buildings to convince
others to buy from the company.
The beauty of the landscaping will make the building more
attractive thereby facilitating the selling process.
Landscape offers total building solution that achieves balance
between competing factors of aesthetics, efficiency, cost,
construction Schedule and Performance. Landscape design seeks to
emphasize on elegance and tranquilize the environment so as to
assure customers a close interaction with nature for their
maximum relaxation.
These may also serve many other purposes like creating of micro
climate, providing shade, filling the air with serene breathable
air and more importantly giving the natural eco environment so
that nature lovers have the chance of seeing some species of
animals around which otherwise would not have been the case. In
the soft landscape, colourful plants are also displayed to win an
appeal of visitors into such areas.
5.0 Mode of operation / financial administration
It is proposed that half of the project cost will be advanced to
enable the project manager procure the requisite materials to
commence the project. Half way through the project the remaining
half of payment shall be effected for the competition of the
project. Generally the contract shall have a three-month duration
which stands the option of being reduced or increased base on the
pace of constructional works by the company.
Despite resolution
Much as one does not anticipate any serious conflict emanating
from this business arrangement it is here-with proposed that
should any unfortunate eventuality occur, serious efforts will be
made by both sides to genuinely resolve such misunderstandings.
An independent arbitrator accepted by both parties shall however
be appointed to adjudicate any thorny issues.
Cost of Landscaping one house
On the average the cost of landscaping one house will be
approximately GH¢19,000.00. The breakdown is as follows:
