S . and extendingnorthwesterly on a true bearing of 315 deg. t othe intersection of latitude 31 deg. 56 min. M.R.D. 85/9-48 .WHEREAS by section 24 of the Main Roads Act 1930 asamended, it is provided that the Governor may, on therecommendation of the Commissioner, by proclamation, de-clare that any section or part of a road shall be a secondaryroad; and whereas the Commissioner has recommended thatthe road section delineated on the plan specified in Schedule1 hereto shall be a secondary road .Therefore, I the Governor, in exercise of the powers con-

ferred by section 24 of the Main Roads Act 1930 asamended, and pursuant to the said recommendation dohereby declare the road section delineated on the plan and asgenerally described in Schedule 1 hereto shall be a secondaryroad .

APPLICATIONS are invited under section 117 of the LandAct 1933 for the leasing of Exmouth Lot 961 containing anarea of 1956 square metres for the purpose of "Light Indus-try" for a term of 21 years at a rental of $180 per annum .

Intending applicants shall submit with their applicationsdetails of intended utilisation and proposed developmentindicating size and type of intended structures, cost esti-mates, -source of funds and programme for constructionwhether staged or not .

The Minister for Lands reserves the right to refuse anyapplication on the grounds that the proposed utilisation,development and/or development programme is inadequateor unsuitable or that the applicant has failed to show ad-equate capacity to fund the development .

The services provided to this lot are Water, Electricity,Drainage and Roads, and the in-going Premium amountingto $8 907 is payable in four equal quarterly instalments inJanuary, April, July and October . The first instalment is dueand payable on the first day of the quarter next followingthe date of approval of the lease .The survey fee amounting to $180 is payable in cash

within 30 days of acceptance of application .Where the in-going lessee indicates that he anticipates a

requirement for freehold during the currency of the lease,the Minister shall signify the extent of development (whichmay be additional to that required as the basis for leasingthe site) that will be necessary to enable the issue of a CrownGrant .

Subject to agreement between the lessee and the Minister,the foregoing development obligations and other conditionsset out herein may be varied or added to from time to time .

At any time during the currency of the lease, subject to theagreed development obligations and other conditions havingbeen met to the satisfaction of the Minister, the lessee maysurrender his lease to the intent that he may apply for

rchase of the said land. In this event a purchase price ofu 220 shall apply for a period of three years from the date of

approval of the lease (following which period the price shallbe subject to review) and fees associated with the issue of aCrown Grant shall be payable.

The land is made available for leasing subject to the fol-lowing conditions :-

1. The land shall not be used for any purpose otherthan "Light Industry" without the prior approvalin writing of the Minister for Lands.

Intending applicants shall submit with their applicationsdetails of intended utilisation and proposed developmentindicating size and type of intended structures, cost esti-mates, source of funds and programme for constructionwhether staged or not .The Minister for Lands reserves the right to refuse any

application on the grounds that the proposed utilisation,development and/or development programme is inadequateor unsuitable or that the applicant has failed to show ad-equate capacity to fund the development .The development of "Factoryettes" for the purpose of

sub-leasing will be permitted on the lot subject to satisfac-tory proposals being submitted in accordance with the re-quirements of paragraphs 2 and 3 above .The services provided to the lot are Roads, Water, Sewer-

been provided on a specific kV rate per hectare . Any excesspower would need to be negotiated between the developerand the State Energy Commission . Applicants should con-tact the Commission regarding the siting of substations, andadvise where power requirements are likely to be over andabove normal capacity provision .

Where the in-going lessee indicates that he anticipates arequirement for freehold during the currency of the lease,the Minister shall signify the extent of development (whichmay be additional to that required as the basis for leasingthe site) that will be necessary to enable the issue of a CrownGrant.

Subject to agreement between the lessee and the Minister,the foregoing development obligations and other conditionsset out herein may be varied or added to from time to time .

At any time during the currency of the lease, subject to theagreed development obligations and other conditions havingbeen met to the satisfaction of the Minister, the lessee maysurrender his lease to the intent that he may apply forpurchase of the said land . In this event a purchase price of$9 770 shall apply for a period of three years from the date ofapproval of the lease (following which period the price shallbe subject to review) and fees associated with the issue of aCrown Grant shall be payable .
