Development at this level requires an exceptional collaboration between architects and interior designers to endow beauty, luxury and a level of service that place the buildings in a class of their own on a global scale.

New York City’s famous skyline has a new feature in the form of 432 Park Avenue (please see page 6). The creative force behind the project is famed architect Rafael Viñoly. Its elegant exterior, a perfectly proportioned framework of squares, makes a powerful and classical statement. Rafael Viñoly says, “The square is a means to an end. It conditions the generous proportions of the interiors and allows the exterior to exist beyond the particular period in which it was designed.” Viñoly continues, “The nature of urban high-rise luxury is clearly expressed in the building’s generous attitude towards space. On the skyline of New York, we wanted to make a contribution that would stand the test of time.”

Just a decade ago, only big businesses occupied the world’s tallest buildings, so it is perhaps a sign of the times that 432 Park Avenue is home to 104 meticulously designed luxury residences. The 10-foot square windows, so integral to the exterior design, command unparalleled views of the city. Alongside luxurious accommodation the private amenities available to the residents are equally opulent: massage and spa rooms, a 75-foot pool, a gym, a screening room and a private restaurant.

Most new projects like 432 lack the constraints imposed by prior work or existing buildings and the architect, interior designers and developers can begin work on a relatively blank canvas. Whereas restoring, or adapting, an existing building brings with it a quite different set of responsibilities. The project Canalejas in Madrid, where the modern luxury development is fronted by a historic façade, posed just such a challenge. The opulent residences within Canalejas will sit atop the Four Seasons Hotel and have unique access to all the hotel’s world-class amenities (please see page 73 for more information). Access to exceptional services is a key to the desirability of the apartments but so is their design. The interior of each apartment has been carefully designed by Luis Bustamante. His challenge was

to accentuate modern tastes for light and space, whilst at the same time embracing the 18th century sensibility. Originally a sculptor and painter, Bustamante’s artistic eye gives him a unique perspective on interiors from an aesthetic point of view. Luis Bustamante explains, “We seek to create warm spaces in which the ‘beat’ of a cosmopolitan and vibrant city like Madrid is acknowledged, without undermining the essence of the building. This is a historical building, and we must respect this essential aspect, creating a contemporary interior that incorporates the highest quality standards and that sits harmoniously in its surroundings.” “The façade architecture retains its classical essence, but in the rehabilitation of the building we’re trying to make modern and classical style coexist, the same happens with the interior design,” Bustamante continues, “In each project I try to learn how my clients like and wish to live, analysing their personalities but never forgetting my interior design rules of order, functionality and harmony. Basically I try to translate their dreams.” Generosity of space, volume height, proportion and natural light typify modern tastes. All design must ultimately enhance the luxury of the space and must refine and reflect the aspirations of their potential residents.

“Over the last fifteen years there have been many changes in the approach to the question of how to operate a vineyard. The market for fine wine is expanding globally and these newcomers are educated and informed. We must take care to offer a far higher quality service to customers than was possible a few years ago.

Today every vineyard has to have a strong story behind it – powerful and attractive branding is essential – so the consumer can truly imagine it. The vineyard needs to be in a lovely place – well managed and well preserved – when you open your doors to your guest the excellence within must be tangible.

It is no longer enough to produce a good bottle; today you must produce an excellent bottle. To achieve this a knowledgeable team is vital and this knowledge comes at a price. On a small scale it is quite possible to have a great deal of fun owning a vineyard. It is an extremely pleasurable way of life. The journey from grape to bottle is a fascinating one. On a small scale it is quite possible to learn slowly and share the fruits of your efforts among your friends.”

“Looking back to the late 1980’s and 1990’s stylistically wines were bigger, stronger and produced on a vast scale. Today tastes look more towards balance and tradition, re-focussing on finesse as opposed to brute strength.” Confirms Nick Martin. Vineyard owners are generally defined by size with big vineyards being driven by liquid assets, branding and power and the smaller by scarcity. More regions of the world are enjoying fine wine

appreciation and global tastes are becoming increasingly homogenous. USA, Australia and South America are well established as centres of wine production and appreciation. There are also new and potentially huge markets emerging in Africa and India where the scope is equally vast. Both regions are being propelled by a growing and sophisticated middle class.

“Historically the fine wine market was the preserve, almost exclusively, of Anglo-Saxon regions of the world. In recent years the appreciation of fine wine has expanded dramatically to include Russia, Brazil, China, India, Africa and Asia. Since 2008 investment habits have altered. There is a broader mindset – it is now considered acceptable to put your money into something that you will enjoy – no matter how unusual. This represents a huge change in attitude globally.” Says Nick Martin.

“China is interesting. Their fierce interest in wine drove the top end of the market towards sky-high prices. The market has now stabilised. Chinese buyers are educated and truly understand the value of cultural heritage. China is also an enormous market with ambitious lifestyle expectations and possessed of one of the greatest national cuisines in the world. Great wine and great food have always walked hand in hand.” Nick Martin adds that, “we are seeing not only rises in the market but also in activity levels – where once buyers were nervous, now there is more energy and risks are being taken. The market is stabilising and strengthening, creating fantastic scope for opportunity.”

In summary then, the production of wine is currently trending towards higher quality and wine makers have recognised the importance of keeping their qualitative values in line with the increasing global demand. Ownership of a vineyard requires key financial and emotional components alongside patience, hard work and most important of all: passion. The rewards are very many not least the opportunity to enjoy a gracious rural lifestyle with challenges enough to keep a lively mind amused for a lifetime.
