IRISH BUILDING SERVICES NEWS

It was absolute mayhem in Cork and Dublin recently when Fridge Spares took its customers off into the woods toplay Paintball. Such was the "fun" that many are still proudly sporting their battle scars (see page 21).

YorkAppointsTemparSince establishing its owndedicated Irish office, YorkInternational Ltd has graduallyput in place the infra-structureupon which to spearhead amajor air conditioning salesand marketing drivethroughout Ireland.

The recent in-house addition ofPhilip McEvitt as SalesRepresentative brings a wealthof experience and contacts toits Irish operation. Philip haspreviously worked for manyyears with another longstanding, Irish-owned, majorair conditioning company.

York's strategy has nowentered phase two with theappointment of Tempar Ltd astheir exclusive distributor inthe Leinster region for theYork unitary and package airconditioning equipment range.

This extensive range includesYork's full complement ofSplit-type systems; Thru' -thewall and mobile airconditioners; condensing units;air handlers; roof-toppackages; fan coil units; andthe highly successful seriesYCAB and YCAC liquidchillers.

The YorkfTempar associationis clearly seen by bothcompanies as a major advancein developing their operationsin existing and into newmarket areas.

While the deal has beenfinalised, details concerningpersonnel and seniormanagement position at Aircarehave not.

However, John Lawlor,Managing Director of Coolair,told BSNews that he envisagedthe minimum of change otherthan that which would harnessand maximise the respectivestrengths of both businesses.

To that end production willremain at Aircare's Usher'sIsland factory premises onDublin's quays but alladministration and sales andmarketing functions are likely tobe coordinated from Coolair'spremises in Tallaght.

For its part Coolair has beenlooking for some time to plug asmall niche gap in its productportfolio, i.e., that concerningIrish-manufactured air handlingunits. Hence, on the face of it atleast, it seems the perfect"marriage".

That Coolair is also financiallysecure and in a position to fundsuch an acquisition was anadded bonus.

s we went to press itwas confirmed that'.::oolair Ltd has

acqUIred the assets, work inprogress and goodwill ofAircare Ltd. That thecomplementary strengths ofboth operations should bebrought together in this manneris hardly surprising, though itwas particularly opportune thattheir respective needs coincidedwhen they did.

It's no secret that Aircare was inneed of a cash injection, firstlyto deal with a temporary

Becauseof the combined strengths theyhave each brought to thisoperation, Walker is now in thebusiness of creating the totalenvironmental envelope. Thisinvolves the provision andinstallation of all relatedaspects of a project, in additionto the pure ac/refrigerationrequirements. Walker isfortunate in that it already hasall the necessary design skills,sheet metal workers and othernecessary craftsmen in-house.

Hence its particular success inthis specific market niche inrecent months. In fact, WalkerAir is pioneering new ground inthe manner in which the needsof clients can be satisfied fromthe one, single source.

Personnel are obviously acrucial element in deliveringthis service. The mood andatmosphere at Walker Air isonce again buoyant anddynamic, with the team spiritfor which it was justifiablyproud now very much ineVidence. Thateverything works like clockworkaccording to the demands ofISO 9002 accreditation is afurther indictment of this.

There is no doubt but thatWalker Air has once againregained a credible marketstanding and that it hasadopted a strong anddetermined posture which willsee it re-emerge as one of thekey market players in the airconditioning sector.

BTUtiful Floreal Hevac!

Stillorgan Heath, Co Dublin, a natural gas housing development byShannon Homes, has been awarded the Natural Gas Energy RatedCertificate. An energy rating indicates the amount of energyrequired in a home for space and water-heating, to maintain a highstandard of comfort. The rating is given in terms of the number ofkWh of energy required per square metre a year. The lower theenergy rating, the less fuel required.

The energy rating of a house is influenced by its construction(insulation levels, types of windows, walls etc) and other factorssuch as the type of heating system and controls.

Many older Irish houses would rate at over 1,000 kWh/m2. Lowerenergy ratings are recorded in homes with an efficient heatingsystem, incorporating a timer and temperature control. New hou, .developments such as Stillorgan Heath can achieve an energy rat '0

of less than 250 kWh/m2..

Gas & il Parts The Ala din'sCave of Spares

With instant access to over 30,000 sparesitems specifically related to the buildingservices industry, it's hardly surprising that

Gas &Oil Parts Ltd has become a major business.This in itself is no great claim to fame but, what isremarkable is that the company is but five years old.To achieve the level of success the company enjoysin such a short space of time demands exceptionalqualities in respect of the nature and calibre of theproduct range carried and the manner in which thecustomer base is serviced. These Gas & Oil Partshas in abundance.It is the only specialist spares/replacementcompany within the industry capable of supplyingsuch a diversity of spare parts and related

equipment while also including virtually everyavailable brand on the marketplace. This, coupledwith the technical background, experience and skillsof company personnel, puts Gas &Oil Parts in aleague of its own.Right from the outset when Managing DirectorMacartan McCague set up the business, thecompany's niche marketing approach yieldedresults. That he should identify the need for such aspecialist service in the first instance was inevitable.Macartan has both engineering and servicingqualifications and his experience while working inthose disciplines led directly to his idendifying theneed for such a specialist service.Gas &Oil Parts had a franchise arrangement withthe UK·based multi-mill'on pound Heating

16 BSNews. July/August 1994

Replacement Parts & Controls Ltd from day oneand, following the development of ever-closertrading links, Macartan eventually sold out to HRPCto ensure an injection of capital so that the companycould undertake the second phase in itsstrategically-planned growth pattern.

This arrangement has proved exceptionallybeneficial to all concerned with the rate ofexpansion year on year now running at a minimumof 30% plus. This has been achieved principally byextending the product and service offering to itscore customer base rather than opening an everincreasing number of new accounts. As such thegrowth and development of the business has beenvery much in tandem with that of its customers, itsmutually-beneficial nature serving to consolidateand strengthen the various trading partnerships.

To facilitate this the core basis of the product anservice offering has also been broadened and noincorporates more and more replacement productsas opposed to just parts. This trend is perhaps bestexemplified by the new distribution arrangement forFocal Point Reality High-Tech gas fires (see page7). This is essentially a replacement item targetedspecifically at a clearly-identified marketopportunity.

Gas & Oil Parts carries approximately 3,500 of themost commonly-requested stock items at its 5,000sq ft Rialto premises in Dublin but has direct accessto over 30,000 items -- representing more than aSt£30 million investment -- on an overnight/next daybasis.

This facility is accommodated by virtue of a directcomputer link into HRPC's main warehousecomplex in Leyland and further enhanced by adirect link to anyone of the other 36 UK-basedbrances within the Group. As a consequence, tis virtually nothing in the way of building services- ...related spares and accessories which cannot beprovided within a maximum of 48 hours.

Gas & Oil Parts deals with all the leadingmerchants, contractors and industry throughoutIreland and is now recognised as the "one-stop"shop for all their needs in this particular nichemarket sector.

Confirming the unique status it enjoys is the factthat it is now the "Bord Gais-authorised stockist ofspares" with a direct "free" telephone lineconnection from BG's headquarters in D'Olier Streetthrough to its Rialto premises.

Gas & Oil Parts has the knowledge, the products,the brands and the necessary management/serviceinfrastructure to deliver the most cost-effectivequality service in this particular market sector.Quite simply, it is a veritable "Aladdin's Cave" of allthat is necessary and best in spares/replacementproducts.

"Our intention", says DirectorChris Byrne, "is to change theattitude of the marketplacetowards hot water storage. Wehave already identified manyopportunities to develop newproduct concepts and ideas basedon the core principle of hot waterstorage. These we will bring tothe marketplace on a phasedbasis over the coming year".

You saw the "top hat" in our lastissue? ... well, now for theexplanation.

Quite simply, Lycris Byrne hasdeveloped a copper cylinderdesign concept aimed at puttingthe airing capability back into thehot press without reducing theenergy efficiency and heatretaining capabilities of the unit.

Modern copper cylinders are sowell insulated that there isvirtually no heat loss; hence thehot press as we know ittraditionally has all butdisappeared. However, LycrisByrne's new concept u es the hotwater in the expansion of thecylinder to provide a heatedshelf. There are a number ofdesign options, the "top hot"model incorporating a fullyinsulated (40mm of foam), bowlshaped cavity at the top of thecylinder into which clothes canbe placed. The insulated lid isthen placed on top, therebysealing the unit. Two and threeshelf models are also available.

ThiS patented design conceptarose out of Lycris Byrnc'songoing research anddevelopment programme and ithe first of a new wave ofinnovative products which thecompany will bring to themarketplace over the coming 12months.

noting any characteristics whichwould militate against successfulperformance of the job;

Interests - interest which wouldbe consistent with the job andalso those that would befnconsistent with it; what isrequired in terms of potential andlong term interests should alsobe considered;

Motivation - the dominant factorsinfluencing a person to workbearing in mind the nature of thejob;

Personal circumstances miscellaneous matters such aspresentation of self, age,availability to work at varioustimes or locations.

In completing a person profile itis equally useful to includecharacteristics which areconsidered essential to the joband those which are positivelyunsuited to it.

Key Management Tools

Both the job description and theperson profile will contributesignificantly in improving the levelof productivity in the business.Once you have defined the jobyou have clarified its elementsand established the expectedoutcomes. To achieve the bestresults the job description shouldbe discussed and agreed withthe employee(s) concerned.Measuring performance nowbecomes more simple with thepossibility of more fruitfuldiscussions on improvedle TOrmance.

The person profile is clearly ofbenefit when recruiting new staff.It may also be of benefit inreviewing performance where thejob holder does not match upwith the person profile. Thereview may indicate that trainingis necessary or that a transfer toother duties is in the bestinterests of all.

The higher the level ofcompatibility between the personand the job the greater the jobsatisfaction and the better theperformance. For all employersthese outcomes are importantand worth some effort.

Person Profile

The person profile identifies thecharacteristics and abilitiesnecessary for the job as alreadydefined in the job description.The details should be limited towhat is relevant to the job andcover the following areas:

Qualifications - details ofeducation and training andattainments;

Aptitudes - relevant numerical orverbal ability, manual dexterityand intellectual ability;

Personality - the personalitytraits most suited to the job and

The Job Description

The important elements of a jobdescription are:

Purpose of the job - why the jobexists and what is expected of it;

Position within the organisation to whom the job holder reportsand who reports to the jobholder; departmental structureand departmental organisation;

General duties andresponsibilities - a list of all ofthe elements that go to make upthe job and including the level ofautonomy/discretion exercised bythe job holder and particular skillsand abilities required for thework.

Key or specific tasks - thosetasks for which that particular jobis noted and on which its successis measured.

Working relationships - thosepeople both inside and outside'the organisation with whom thejob holder has contact, includinglevel of supervision applied to thejob and the level of supervisionexercised by the job holder.

Working conditions - the locationand environment In which the

work is carried out and anynotable physical characteristicsof the work.

The completion of the jobdescription is the pivotal exerciseand the other two follow with lessdifficulty.

where the task presents unduedifficulty.

t may appear tedious and,Indeed, quite unnecessary tomany employers to take time

out to actually put on paper adetailed description of each joband a description of the type ofperson required to do each jobso described. In fact, however,both are simply goodmanagement prac1 ce. Perhapsat the commencement of abusiness one's focus is sharp asto what needs to be done and thetype of person needed to do it.However, with the passage oftime and the inevitable wideningof one's activities within thebusiness that focus becomes softand sometimes even displaced.

While both exercises maypresent some difficulty inaccepting the self-disciplinenecessary and the time taken inpreparing them, they constitute awell worthwhile exercise whencompleted. Indeed, outsideassistance could well be justified

Lemmings continue to jump... It's extraordinary just howdeeply the lemming suicidaltendency has taken hold ofsome industry sectors.Pricing, especially atcontracting level, is still goingthrough the floor. Talk about swings androundabouts! ... The windsof change have certainlyblown through the airconditioning industry in recentweeks.

Firstly, there's Frank Brophygetting out of manufacturing... now there's a sign of thetimes!

Frank has sold the productionend of Redbro Ud to EamonMolloy though the Redbroname is being retained byEamon as a brand and as partof his new new companyname (Redbro ManufacturingIreland Ud).

Frank will now concentrate ondistribution. Both operationshave moved to newaddresess but are still withinthe Sandyford IndustrialEstate in Dublin 18. Frank willstill trade as Redbro Ud withJohn Ennis heading up theteam.

Then there's Tim O'Flahertydoing likewise as far asAircare is concerned. Thisdevelopment was particularlyopportune for Tim and newowners Coolair. The Aircarename will be retained but theoperation will undoubtedly getthe Coolair treatment fromJohn Lawlor, sooner ratherthan later!
