OVEMBER gets us back in the swing of things with our annual SEASON OPENER events in every department. I look forward to seeing you throughout the month. Please refer to the various departments for details and be sure to join in the fun!

Two new studios open this month. The Golf Studio, as stated in the Retail chairman’s article — is an interactive, technology-driven studio that will be your one-stop shop for scheduling golf lessons, club-fittings, purchasing, and trying out equipment, as well as socializing with your resident Golf Professionals. In addition, the studio will feature an indoor putting green and many of the game’s greatest technologies, all of which are easy to use and designed to improve your game: K-Motion, BodiTrak and Blast Motion.

The Art Studio, located on the second floor of the Sports Center, just past the card room, is exactly what you’ve been asking for. A place for everyone to explore the “artist” in all of us. Your activities department has a jam-packed calendar full of art classes for you to partake in. Take a look inside this issue for all the current offerings and there will be more to come throughout the remainder of the year. If this proves to be the success we believe it will be, then we will work on plans for a more permanent location to house arts and crafts as well as a few other ideas we have up our sleeve.

Our 14th Annual Carnival & Street Fair is back this year on December 29 from 4-9pm. This event is proving to be one of the best kept secrets in Boca. It’s always GREAT to see all ages enjoying themselves throughout the entire afternoon and evening topped off with a spectacular fireworks display bringing out the kid in all of us. We look forward to seeing you as we continue the tradition with rides, games and fun foods for everyone!

Congratulations to our very own Nanna Koerstz Madsen who recently placed second in the LPGA Indiana Women in Tech Championship Tournament! Speaking of Nanna, we are thrilled to announce that the LPGA is holding an inaugural event at Boca Rio Golf Club in January 2020. Nanna will be in town for the event so stay tuned for fun activities taking place around her visit. In addition, we are also discussing the best way to get as many of you to Boca Rio for the tournament to cheer her on. More to come!

We have received such positive feedback on the Spa and Fitness Center renovation. We are very happy with the outcome and love knowing that you are as well. This work has made us all very excited to share more of what’s to come in the future for the Sports Center. We hope to have something together for you to see in the next couple of months. In addition, we plan to do an in-depth refresh in the main Country Club next summer as well as starting to work on ideas and plans to update Mr. D’s restaurant along with adding some excitement to the driving range. So stay tuned!

I’m sure you all agree that it’s great to see the international staff arriving on a weekly basis. As you know, many are new to us, some are new to America and others are new to being away from home for more than a week. As always, my sincerest appreciation to you in advance for your patience during their transition period as they learn their way around.

Holiday dinners are right around the corner. Please don’t forget to submit your requests before the deadline dates to be included in the assignments. If you have any questions, contact our Food & Beverage reservations department and they’ll be happy to assist you. As always, I welcome and encourage your thoughts, comments and suggestions regarding your Club and look forward to seeing you around.

THE BOUTIQUECELEBRATE BEAUJOLAIS NOUVEAU DAYThursday, November 21Beaujolais Nouveau is a special variety of wine produced from the delicious jewel-like Gamay grapes grown in the Beaujolais area of France. Under French law, the wine is released at 12:01am, just weeks after the wine’s grapes have been harvested. Parties are held throughout the country and further afield to celebrate the first wine of the season.Part of what makes this wine unusual is that under the strict regulations on wine to be found in France, it is able to be sold in the same year in which it was harvested. ROB’S PICKLEBALL TIP: Did you know that in Pickleball over 75% of all points are won on errors? The “Slams” might be more memorable, but they usually aren’t how the point is decided. Don’t try a kill shot on your first opportunity unless it’s absolutely perfect. Be patient and just get the ball back, preferably at your opponent’s feet, while you wait for that perfect put-away! Allow your opponent the opportunity to miss, you will be surprised how many points patience can win you!

MATT’S TENNIS TIP – Playing in windy conditions is no easy task. The balls are flying everywhere and the playing conditions are not as fun. If you play any form of competitive tennis you must have tools to play in the wind. After you have decided which direction the wind is blowing here are three simple tactics to play in the wind successfully.1.Play higher percentage shots like aiming for the middle of the court and hitting second serves.2.Increase your footwork for that last second movement of the ball before you make contact.3.Have lower expectations as no one plays well in the wind.

AJLA TOMLJANOVIC TOURNAMENT Saturday, November 16The tennis staff hoped that you enjoyed your summer and we’re looking forward to seeing you all participate in this year’s season opener tournament that will be held on November 16. A brunch will be held for you on the tennis patio at 10:30am. Official Check-In will be at 8:30am and play will begin promptly at 9am. Please sign up in the Pro shop by November 9 so the staff can place you into your correct flight.

HEAD will have give-a-ways and raffle prizes. Winners and finalists of each flight will receive a gift certificate to use towards merchandise in our Tennis Pro Shoppe.

ON THE COURSES

I HOPE YOU HAD A GREAT SUMMER SEASON. Welcome home to paradise and especially the chance to play golf here at Boca West. To everyone else, just a hearty hello—you’ve been here all along enjoying our facilities and programs. The Golf Committee, with JR and the Golf Operations staff, worked hard through the summer and we have a lot planned for all members and their guests this season. You should have already received the list of golf events for this year. If not just ask anyone at the golf registration desk and they will give you a handout. The schedule is also available online on our website. First up of course is the Season Opening Event. You should have already signed up because this is the most popular event of the year and is probably already sold out but check just in case you missed it or forgot. And remember, the Member/Member—our most popular competitive event is coming up at the beginning of December so don’t miss out on that. I will talk more about events in my next article, but I have some important information for everyone.

DID YOU KNOW?1.You must vacate the golf course immediately when you hear the lightning warning siren or “red” is indicated on your Thorguard. NO EXCEPTIONS. The golf staff will NOT come out to get you as we are not putting them in danger. 2.For those of you with handicap flags—you must stay on the cart paths on all par 3’s. NO EXCEPTIONS. I am not sure why this continues to be an issue. We have made this rule clear for many years and it has not changed.3.Again, for those of you with handicap flags—while you do not have to be on the cart path by the greens on Par 4’s and Par 5’s, you may not park closer than 15 feet to the green, any bunker or water hazard. NO EXCEPTIONS.4.Everyone—you may drive or park no closer than 15 feet from any bunker or water hazard. NO EXCEPTIONS. This past summer we almost had someone drown because he drove into a lake and passed out. Fortunately, two of the golf operations staff saw what was going on and saved his life. He was lucky.

I want to be clear about a couple of things. First, we want everyone to have the best time playing golf here, but we want you to be safe and you are expected to follow the rules—just

like everywhere else at Boca West. Second, I will concede that many, including myself have senior moments and forget even for a moment. I was riding with Peter Taylor during a round last summer and drove on the fairway when it was Cart Path Only. He reminded me, I said I was sorry and immediately got back on the cart path. Unfortunately, there are those who blatantly ignore the rules, perhaps because they think they’re entitled. Well they are not.

Beginning in November we are going to start enforcing rules more aggressively, especially regarding where people drive golf carts. Those who break the rules will first be given a warning by Golf Operations Staff. If they continue our Director of Golf Operations has the authority to take further, immediate action which can include the following (in no particular order):1. Requirement to carry around a monitor (issued by Golf Operations) which will track where you drive your cart on the golf course. 2. Loss of preferred tee-times. You may end up playing late in the afternoon.3. Requirement to take a course given by the Golf Staff on course etiquette.4. Loss of your handicap flag for a duration determined by the Director of Golf Operations.5. Other sanctions as appropriate.I have been on the Golf Committee for seven years and during that time we have tried to cajole people nicely about following the rules. We have held seminars. We have issued reminders. We have asked everyone to remind their fellow players when they violate the rules, but it seems that some people just do not get it. Hopefully those days will be over.

OVER THE LAST 10 YEARS the members of Boca West have volunteered more than 250,000 hours of their time to help “our” kids in need who are served by Boca West Children’s Foundation. If you are interested in getting

involved and looking for a way to connect to your community there are

numerous opportunities for you.

On December 7, Boca West Children’s Foundation will host its 10th Annual Holiday Shopping Spree and Breakfast for the children from the Boys and Girls Club of Palm Beach County. This is a volunteer favorite, so make sure to sign up early! We are looking for volunteers to assist with shopping, putting together holiday meal harvest baskets, and passing out toys at the

holiday breakfast party. Shopping will begin at 8am at Old Navy, followed by breakfast at 10am at Boca West Country Club.

Our 3rd Annual Carnival for the Children will be held on December 29. Children from local children’s services organization will experience a carnival for the first time. Volunteers are encouraged to greet children upon arrival and chaperone.

Aside from BWCF events, our partner agencies are always looking for some volunteers. If you feel that you have the time and desire to volunteer, please visit our website for more information about our partner agencies and how to get involved.

There are more ways to support BWCF and this is the only time each year that the Foundation turns to you, its supporters, in an appeal to refresh our funds so we can continue to impact the lives of children at-risk in Palm Beach County. I am pleased to report that Boca West remains in excellent financial condition.

FINANCIAL RESULTSNet Financial results for the eleven months ended August 31 are ahead of budget primarily from non-operating items, including a positive variance in dues; that is, a positive variance in the size of the membership as well as a substantial amount of prior years’ dues having been collected. Operating results are

running very close to budget, although slightly positive. This year we experienced a major positive variance in salaries, wages and fringe benefits (several key positions not being filled throughout the year), which has been largely offset by a significant decline in Catering Revenues. All other variances vary in size and net to an inconsequential amount.

CASH AND OUTSTANDING DEBTNet outstanding borrowings (bank borrowings in excess of cash on hand) at August 31 was $9.3 million compared to $16.5 million at the same time last year, an improvement of $7.2 million. A large part of the improvement is from joining fees which, as you know, are used solely for capital improvements and/or the repayment of related borrowings.

HOUSING SALESHousing sales are exceptionally strong. We will end the year with our best results in many years. Through September 30, closed sales of residences to new members were 174 this year compared to 123 last year, including 30 new members in Akoya this year and four in Akoya last year (four in 2016/17). There are 14 existing members who have acquired units in Akoya through what is known as an “internal transfer”. To the extent their previous owned residences have been sold, they are included in the overall statistics.

THE BOARD OF DIRECTORS WILL HAVE TWO POSITIONS OPEN FOR ELECTION ON MARCH 24, 2020. These positions will be filled via the Master Association’s election process. MR. AVRON FOGELMAN has served for three years and

also as the Landscape and Maintenance Chairman. His vision was to make Boca West even more beautiful and attractive and he has certainly accomplished his goal. He worked closely with Lawson Turner, Director of Landscape and Maintenance, on our medians filling them with lush landscaping and added fountains to several of the lakes.

MR. BERNARD FRIEDMAN has served for three years and also as Chairman of the Architectural Control Committee. He streamlined the Architectural Control process for the Committee to maintain conformity and beauty within the villages.

We would like to thank them for their dedicated service and accomplishments. Both are eligible to run for a second term.

If you are interested in joining the Board and contributing to the continued betterment of the Master Association, please submit your resume no later than 5pm on Friday, December 27, 2019. Interested candidates should possess prior experience with condo or homeowner association boards, or committee participation with either the BWMA or BWCC.

The Master Association is responsible for and oversees all functions involving the administrative, fiscal and physical aspects of the community’s infrastructure, as well as the Safety and Security of all its residents.

The Board of Directors activities include:

• The Board meets monthly, year-round for duly-noticed, afternoon meetings. There may be special/emergency Board meetings held on occasion as necessary.

• There are eight committees chaired by Board members, except for the Grievance Committee. These committees meet monthly during the season:- Architectural Control- Security & Safety- Finance (meets throughout the summer for budget preparation)

- Landscape Maintenance- Grievance (per Florida Statute, members must be non-Board members)

• There Board President is the liaison to the Executive Director.

• In accordance with BWMA’s Amended & Restated Bylaws, terms consist of one, three-year term with the eligibility to run for a second three-year term.

• There are three Member Village Representatives’ meetings held during the year. Current schedule:1. December – Breakfast Meeting

2. January – Breakfast Meeting

3. March – Annual Meeting (Luncheon)

The Club’s definition of Ombudsman is to be the “liaison between the members and the governing body.” The role of Ombudsman is to act as an advocate on behalf of our membership; to assist with their problems, complaints and issues.

As our Club’s Ombudsman, it is not my role to make club policy or change rules, but possibly bring issues forward and assist members to improve resolutions with matters that members feel need additional attention or possible change.

Possibly you may have taken matters directly to department heads and/or committee chairpersons, yet you found they did not

HERE ARE TWO OBSERVATIONS that point to the start of the coming season; that is, seeing familiar faces of returning members, and seeing familiar faces of returning international staff who have been rehired. I have joyfully experienced both and yes, the 2019/20 season has begun.

Our international staff are arriving from South Africa, Ireland, Portugal, Italy and Romania. They number 345 in total, of which 175 are returnees who, based on the way they have been greeting us, are very happy to be back. Many have arrived and are actively engaged, and we expect all to be on board within the next ten days. Let me remind you that all new staff participate in an orientation program and go through a period of training, both on the job and otherwise. Through their orientation and training they come to know that they are in the member pleasing business. This year in particular, new Core Standards

have been finalized and distributed to all departments for implementation and introduction to the staff. This will not only reinforce their training, but will help them grow as individuals, which we should all be proud of. In due time they will learn to be proficient and efficient in performing their tasks and we the members will be the beneficiaries of the same level of excellence in the service we have always been fortunate to experience. Please welcome all of our international staff and please be patient with the newcomers as they become comfortable in their new environment.

All of our restaurants are expected to be substantially opened by the end of this month. Mr. D’s opened in October and by the time you read this letter, MyPi will be opened (November 5) for dinner and Grand Central will be opened (November 3) for breakfast and lunch on Sundays. Panache will open for lunch on November 18 and Prime Cut will open November 29. MyPi will open for lunch on December 11.

As reported on page 28 by finance Chairman Joel Macher, financial results through August are positive and housing sales for the year ended September 30 were very strong. Akoya has recently informed us that their certificate of occupancy for all three buildings has moved from temporary to permanent status. Since the beginning of our new fiscal year (October 1) through October 23, the sale of two additional units in Akoya have closed and as of October 23 there are five additional units pending sale (including one internal transfer).

The second Leadership Development meeting (seminar) was held on October 23 and was attended by those who previously enrolled to participate in this eye opening program. The subject matter agenda focused on Finance, Accounting and Operations, and was well received by the participants. The Leadership Development Committee is chaired by Bob Locke, immediate past Chairman of the Board, and includes past Board members Mark Berkowitz, Lane Klein and Frank Richard. I will have more to say about Leadership Development at Boca West and the great job being done by Bob, Mark, Lane and Frank in an upcoming Communique.

Boca West Realty is now opened for business (see page 29). I want to welcome Glen Trotta, Director of Sales, Debra Segal, Sales Executive and someone we certainly recognize, Simone Talaia, Office Manager. I expect to have more to report regarding the Joint Venture and related Brokerage Business in future articles and/or Communiques.

If you have not already done so, please join me in congratulating Thomas DeLouise on his recent most well-deserved promotion to Assistant General Manager.

The Nominating Committee had its initial (organizational) meeting last month and is actively seeking qualified candidates to run for the Board. I encourage you to not underestimate how rewarding it can be to help the Club by offering your time, experience and talents to either Committee service or as a member serving on the Board of Governors. If you are interested in being considered for nomination to run for the Board, contact Steve Forman regarding process and timing.
