FOREWORD

We believe that retirement living should not be visibly different to any other well designed residential accommodation. It should be welcoming, encourage social interaction and support a strong sense of community.

All of our buildings are designed to contribute positively to their context, irrespective of a traditional or contemporary architectural approach. We strive to create buildings that focus on improving the lives of older people in our society and to ensure that their move from a much-loved family home is a positive experience, and one that can offer them renewed independence and provide companionship.

Ian Chapman, a founding director of seven is responsible for all our work in this sector. He takes an overview of all projects and remains the key client contact from feasibility stages through to completion.

Seven has three design and project delivery studios across the practice that focus on the Retirement Living and Residential sectors. Each studio is led by experienced individuals who have design and technical delivery skills and, importantly, the dedicated support of a competent and hardworking team. Collectively, we have a wealth of experience in securing high density Planning Approvals on historically sensitive and complex sites across the north of the UK stretching from Pwllheli and Anglesey in North Wales, to Scarborough and Bridlington on the East Coast of Yorkshire.

We pride ourselves on our ability to solve problems through good design, to work collaboratively with our clients and local authorities to meet the needs of all stakeholders. We are proud to have worked on over 30 schemes for McCarthy & Stone alone over the last five years with a 100% record of achieving successful Planning Approvals with no planning appeals.

Our specialist teams can provide a variety of services tailored to individual project requirements including: -

CARDINAL COURT, YORK Client: McCarthy & Stone (North East)

The proposal was for 34 apartments in a sensitive setting adjacent to the historic city walls and also in the sightline of St Mary’s Church Tower, an important nearby heritage asset.

Seven managed to achieve Planning Approval for a high density scheme due to careful design development and consideration of the surrounding vernacular and working closely with York City Council conservation officers and Historic England. The scheme is now completed and first occupations commenced in July 2018.

The scheme won the client’s nationwide award for the ‘Best Planning Scheme’ across the UK due to the complexities of the site setting and the density achieved within the approval.

HARDWICK GRANGE, PENWORTHAMClient: McCarthy & Stone (North West)

Working closely with South Ribble Borough Council planning and conservation officers, Seven was able to develop a high density scheme within a predominantly one and two storey context.

Seven was able to secure the approval for the 51 bed scheme following a process of design devlopment and careful consideration of how to visually reduce the massing through use of roofspace accommodation and a varied material palette to break up the massing.

The scheme is currently on site and due for completion April 2019.

The proposal is for 42 apartments on the site of the former Cockermouth Hospital.

The site is adjacent to the Conservation Area and has clear views of the Grade I Listed Cockermouth Castle.

Seven engaged with Places Matter! to develop an appropriate scheme design that was fully supported by the local planning authority. This was achieved through consideration of massing and material palette. The scheme took inspiration from the surrounding Cockermouth vernacular of simple forms with bold use of render colours.

The proposal for McCarthy & Stone is to replace the existing building on site with 46 apartments. The existing trees on site restricted the development footprint and the heritage setting required careful consideration through the design process.

The proposal is to demolish and replace the existing War Memorial Cottage Hospital with a new building of high quality design and is in keeping with the local character.

A separate War Memorial Garden is proposed to be constructed near the entrance for the use by the public.

The building has been designed through careful massing and elevational treatment to reduce the height by expressing material changes and dormer windows in the roof space accommodation. All as a careful response to the extensive public engagement process leading up to the Planning Application.

Seven recieved support from both the heritage consultant and local planning authority to ensure the building is appropriately scaled and aesthetically appropriate.

Planning Approval was achieved in October 2018.

NORTHWICH ROAD, KNUTSFORD Client: McCarthy & Stone (North West)

This site is the redevelopment of a former University of Hull campus close to the town centre of Cottingham. Alongside our client, we have worked closely with the local residents and the community council through a series of public consultation events to develop a scheme the met the aspirations of the local community, the local planning authority and respected the setting of two Grade II Listed buildings.

The final scheme is an ‘L’ shaped composition formed of two linked blocks around existing mature oak trees and frames the setting of the neighbouring listed building. Once completed, the accommodation will provide 56 Retirement Living PLUS (assisted living) apartments with communal lounge areas, restaurant and extensive landscaped gardens that retain all of the existing mature trees.

The project is due to start on site during 2019.

KEIGHLEY ROAD, BINGLEYClient: McCarthy & Stone (North East)

This development is on the former livestock mart close to the centre of Bingley. The site is heavily wooded to all boundaries and has clear views across the valley of the Listed Bingley Five-Rise Locks on the Leeds and Liverpool Canal. The scheme has been developed through careful consultation with local residents and Leeds City Council planning and conservation officers. The accommodation is split into two distinct blocks, one providing 45 Retirement Living apartments, and the other 59 Retirement Living PLUS apartments. The architectural style of both buildings is derived from traditional mill vernacular, stone clad with pitched slate roofs and surrounded by extensive landscaped grounds.

BENJA FOLD, BRAMHALLClient: McCarthy & Stone (North West)

This site is located in the mature grounds of a large Victorian villa near the centre of Bramhall. The original villa was converted into a nursing home many years ago. The planned further development of the home will provide specialist dementia care facilities and is being funded by the sale of part of the original grounds. The proposed Retirement Living development is considered to be a complimentary use where the remaining landscaped grounds can offer shared amenity facilities for all residents of the new and old buildings.The proposed building will create 40 Retirement Living apartments and is designed to respect the local architectural style in terms of scale, roof form and palette of materials.

CARTREF BRYN YR EGLWYS, PENTREFOELASClient: Nant y Foel cyf

BERNESLAI CLOSE, BARNSLEYClient: McCarthy & Stone (North East)

This scheme is the redevelopment of the former Barnsley Metropolitan Borough Council offices in the heart of the town’s Civic Quarter and Conservation Area. The design comprises two elements. The first is the repair of the original Edwardian Hospital building which will be remodelled to provide residential accommodation for Bernslai Homes, a management organisation responsible for managing around 18,500 homes on behalf of Barnsley Metropolitan Borough Council. The second element is the demolition of the 1930s office wings and the construction of a new building providing 49 Retirement Living apartments, car parking and external amenity space.

Given the historical setting of the proposed building, Seven has worked extensively with Barnsley Metropolitan Borough Council’s planning and conservation officers to achieve a successful planning outcome that delivers on site density for our client to ensure a viable scheme, but also achieves an appropriate ‘civic’ response in terms its architectural treatment.

Cartref Bryn yr Eglwys was first opened as a care home in 1990 and was previously extended in 1997. The home is situated amongst mature wooded grounds and lawns, on the perimeter of the picturesque village of Pentrefoelas in North Wales. The original attractive stone building dates back to the 1850s and was formerly a rectory, serving the village local parish church.

The existing care home has 19 bedrooms which caters for both nursing and residential clients. The proposed rear extension and internal modifications will increase the care home offer to a total of 30 individual bedrooms. The planning application is due to be determined by end of February 2019. Assuming the application is approved it is anticipated construction of the proposed extension would start shortly thereafter with completion early / mid 2020.

BANGOR ROAD, BENLLECHClient: McCarthy & Stone (North West)

This scheme is located on the former Glan-yr-Afon Hotel site in the centre of the popular coastal town of Benllech on Anglesey. The building form steps down the site with the main visitor and residents entrance at upper ground floor level and the car parking and shoppers entrance at the lower ground floor level closest to the town centre’s shopping area and public services. This development was designed to reflect the style of residential architecture found across the island of Anglesey and closely reflects the forms and massing of the original building. The scheme provides 35 Retirement Living apartments and was completed in 2018.

HAZEL GROVE, STOCKPORTClient: McCarthy & Stone (North West)

This scheme is located on a traditional residential street on the site of a former early 20th century public house and surrounded by two and three storey developments. Our design challenge was to achieve sufficient density to make the site viable, without creating a building envelope that exceeded the height and massing of the original building. Working closely with Stockport Council, local residents and stakeholders through a series of public consultation events, we have succeeded in securing a Planning Approval for our client for 35 Retirement Living apartments with associated car parking and garden space. The development will commence on site in 2019.

OAKWELL MOUNT, OAKWOOD Client: McCarthy & Stone (North East)

The proposed site in Oakwood is located off Roundhay Road within close proximity to local shops and service. The existing unused car park will be transformed with a new three to five storey contemporary building designed to be set into the tree-lined landscaped bank behind. The building will contain 49 one and two bedroom apartments, with additional facilities including rooftop residents lounge, scooter store, guest suite for visiting family or friends and an internal refuse store. Access to the development for residents, both on foot and by car, will be via a dedicated route leading to Oakwell Mount.
