However, over time, it’s easy to forget some of the foundational tenets of responsible and anti-discriminatory advertising practices. Commercial Real Estate 101 – Online Whether someone is new to commercial real estate or still trying to decide if a career in commercial real estate is the right choice, this course provides a foundational understanding of commercial real estate. In this course, students can start down the road to understanding commercial real estate, also referred to as investment real estate. It’s worth noting that in the context of real estate, the terms commercial and investment are commonly used interchangeably. The course discusses commercial real estate and investment real estate at a high level, looking at the marketplace and some of the pros and cons of dealing in commercial and investment properties. Then, it looks at leases and how licensees earn commissions on commercial real estate transactions.

Commercial Real Estate Transaction Flow – OnlineIn this course, students learn about both investment (sale) and lease transactions for commercial real estate. The course presents a thorough look at the Code of Ethics and Standards of Practice of the National Association of REALTORS® and its dispute resolution process. Finally, it provides insight into applying ethical behavior to all manners of business activity and communication, including social media.

Evaluating Current Standards inFair Housing – OnlineFair and equitable treatment is a right by law. This course focuses on the mandatory fair housing issues that real estate licensees must understand. The United States Congress and state legislatures have made it clear that ensuring everyone equal access to housing is an important goal for our society. Real estate agents need to know what conduct violates anti- discrimination laws to avoid potential liability. Students learn about the federal anti-discrimination laws, problems that can occur from fair housing violations, and their duties and responsibilities to treat all parties fairly and equally under the law. It also explores the differences in which the Fair Housing Amendments Act of 1988 and the Communications Act of 1996 view publishers, including online publishers. Throughout the course, students have opportunities to learn from rulings in actual court cases.

Exploring Agency Concepts and Disclosure – OnlineBuyers and sellers of real estate want assurance that their individual interests are protected. They want to know what type of relationship they have with their sales agent before disclosing confidential information regarding a real estate transaction. In an ongoing attempt to protect consumers involved in real estate transactions, agency laws were created. Though agency laws can vary from state to state, they all provide the same basic requirements.

FHA Property Analysis – ClassroomBecause FHA-insurance financing is involved in many real estate sales transactions, it is important and welcomed for real estate brokerage professionals to stay well informed regarding FHA protocol. Real estate brokerage professionals are typically on the front line of transactions and, therefore, must know about the property criteria in counseling buyers and sellers regarding the applicability of a particular financing avenue to a particular property. Successful transactions using FHA-insured financing depend upon the brokerage professional being keenly aware of property qualification criteria and the test for which the property must withstand.

Handling Foreclosures and Short Sales – OnlineMany licensees have little to no experience handling distressed properties. This course serves as a primer for handing foreclosures and short sales transactions. Foreclosed and short sale properties were very prevalent after the housing bubble burst, and although the numbers are much lower today, there are still homeowners who want to consider short sales as a way to avoid foreclosure, and there are lenders that want to reduce their inventory of foreclosed properties. This real estate market is one way a licensee can expand business while serving the needs of sellers, buyers, and lenders.

Helping Clients Understand Real Estate Finance – OnlineOne of the best ways to promote and market to potential clients is, arguably, by becoming an expert in areas that benefit them. Although as a real estate licensee, agents should never give financial advice, the better they understand the concepts, processes, challenges, and calculations associated with real estate financing, the better they can assist their clients through this often-frustrating process. This course covers a brief history of the mortgage industry and introduces the players. It discusses financing, security instruments, and the legal clauses commonly included in these instruments. The course looks at various loan types, including government-backed mortgage programs and discusses mortgage fraud and predatory lending. Marijuana Legalization and theReal Estate Industry – OnlineEven in states where marijuana use has been legalized, the fact that its use is illegal under federal law presents many risks, problems, and challenges for marijuana businesses and supporting industries such as real estate and finance. While any growing industry that requires the use of real property faces risks and challenges, the enormous risks presented for businesses with primary activities that are illegal under federal law have had a profound impact on the real estate industry through its association with marijuana businesses. The flip side to this risk is the enormous amount of money being generated by marijuana businesses and the opportunities this presents to the industries that serve them. The course examines federal laws, agencies, policies, court cases, and enforcement actions. It discusses the way that state and local jurisdictions have handled the legalization of medical marijuana. Then, it looks in-depth at ways that the marijuana industry has impacted the real estate industry, including opportunities and risks for property owners, property managers, real estate investors, real estate brokers, and real estate salespersons.

NAR: May the Code be With You – OnlineNAR Code of Ethics – ClassroomThe National Association of REALTORS® formed in 1908, then known as the National Association of Real Estate Exchanges. Prior to its inception, the real estate industry did not enjoy a positive reputation. Real estate brokers made their profit the same way stockbrokers did—by buying low and selling high. Virtually no states had license laws or requirements for the people who sold real estate. In 1913, the organization wrote and implemented its first Code of Ethics. It has been described as a “vision” for real estate professionals as it became the basis for many real estate license laws. This course addresses the specifics of the National Association of REALTORS® Code of Ethics and ethical practices and decision-making for real estate professionals. Property and Valuation Analysis for FHA – OnlineThe popularity of FHA insured financing is arguably at an all-time high, and many certified appraisers are currently included, or seeking to be included, on the FHA appraiser roster. It is important and welcomed for real estate brokerage professionals to stay well informed regarding FHA protocol.

Property Management Basics – Online Many real estate licensees choose to use their skills in the field of property management. An effective property manager is a true asset, maximizing an owner’s income and minimizing expenses. Knowledge of the industry in general and a thorough understanding of leasehold estates, leases, fair housing laws, and fiduciary responsibilities are as important to the professional property manager as they are to a real estate sales associate or broker. This course reviews the characteristics of leasehold estates and commercial leases. NEW YORKNew York Fair Housing & Human Rights: Know the Law – ClassroomFair and equitable treatment in housing and real estate transactions is a right by law. This course focuses on the mandatory fair housing issues real estate licensees must understand. The United States Congress and the New York State legislature have made it clear that ensuring equal access to housing is an important goal for society. Real estate professionals need to know what conduct violates anti- discrimination laws to avoid potential liability. Here they learn about federal, state, and local anti-discrimination laws, problems that can occur from fair housing violations, and their duties and responsibilities to treat all clients fairly and equally under the law.

OHIOOhio Canons of Ethics – OnlineThis course examines the structure of the Ohio Canons of Ethics, reviews the Canons in detail, and applies the Canons to determine ethical or unethical activity. It also identifies the kinds of activities that the Ohio Division of Real Estate, the Ohio Real Estate Commission, the Ohio Revised Code, and the public find as unfortunate practices, threatening the public’s confidence in how licensees do business. Finally, in applying the appropriate Canons in real estate scenarios, the course introduces students to what the Ohio Division of Real Estate and the Ohio Real Estate Commission experience when they review a complaint from a licensee or the public about another licensee’s business activities and practices.

Students explore projected changes in the demographics of the marketplace and how they may affect a licensee’s approach to the business. The course also explores a brief history of the Civil Rights movement and its relationship to the real estate industry, discusses familial status as a protected class of people, and reviews the concept of testing. Finally, it presents guidelines for real estate advertising content to avoid any implication of discrimination.

Ohio Core Law – OnlineThis course is designed with two goals in mind: First, to help real estate licensees become knowledgeable about recent changes in Ohio law, and secondly, to serve as a refresher reminding real estate licensees about their duties and responsibilities under the law. Pennsylvania Residential Module – OnlineThe goal of continuing education is to protect the public by ensuring that licensees perform their duties in a competent and diligent manner. Licensees are expected to be thoroughly familiar with their duties, responsibilities, and obligations. While all licensees should be knowledgeable regarding the standards of conduct and practice expected of them, it is critical that recently licensed salespersons build their career on a solid foundation. The State Real Estate Commission’s regulations require licensees to complete required coursework in order to satisfy the continuing education requirement. The Commission has determined that such a course is warranted for salespersons holding standard licenses in their first biennial period where continuing education is required. Licensees must take a total of 14 hours of continuing education, which includes the General module as well as the one specialty module (Commercial or Residential) most applicable to their practice. This seven-hour module focuses on a variety of topics related to the practice of residential real estate.

Pennsylvania Rules and Regulations – OnlineThis course looks at licensing law in general and covers which activities require a real estate license and who may be exempt from needing a license. It also looks at the requirements set forth by the Commonwealth of Pennsylvania, including educational requirements, experience, etc. and then examines the actions licensees need to take to keep their license, including renewal requirements. The course covers requirements for managing a real estate office and laws on handling client’s money, advertising, and documents. The course concludes by discussing actions that violate real estate laws in Pennsylvania and the possible consequences.

The course covers topics related to areas of license law and practice that pose particular issues for real estate licensees in the state of South Carolina. The South Carolina Real Estate Commission believes that this course should improve a licensee’s understanding of the three Ps of Professionalism; Principles, Practices, and Pitfalls, which apply to serving clients and protecting and promoting the interests of the public. The course also helps licensees better understand pressing issues and changes in law and identify tools to deal effectively with them.

Challenging Assignments for Residential Appraisers – OnlineThis course raises the level of awareness of the scope of work involved with assignments other than the everyday single- family residential appraisal. Many times, appraisers encounter the issue of complexity or uniqueness in something other than the physical characteristics of the property during problem identification. The course explores a variety of topics, including the elements of challenging assignments, appraising challenging sites, appraising unique residential properties, appraising historic residences, and appraising mixed-used and small commercial properties.

Considerations for Green Home Appraisals – ClassroomGreen features have become increasingly common in the marketplace, so it is important for appraisers to understand how to approach these properties in an appraisal. This course defines green building principles and terms and provides an overview of emerging trends around green building and energy efficiency. Considerations for Green Home Appraisals also highlights tools that can guide appraisers from scope of work to final appraisal report, including valuation advisories, green certifications, and energy labels. From there, the course offers guidance for appraisers to determine competency and adjust for sustainable and energy-efficient features in a green appraisal. Two case studies allow students to work through theoretical appraisal assignments.

Covering all the Bases in Residential Reporting – OnlineThis course explores valuable appraisal reporting practices, beginning with a review of select USPAP reporting obligations. Next, it reviews the completion of the URAR reporting form, along with the compliance requirements of the Uniform Automated Dataset (UAD). Then, it provides an overview of key reporting areas necessary for the completion of other appraisal and evaluation forms, including broker’s price opinion (BPO) reports. The course concludes with a comprehensive study of the art of effective communication through the composition of concise narrative commentary for numerous appraisal situations.

Defensible Appraising – OnlineIn today’s world, appraisers must remain keenly aware of the quality standards their clients expect as well as the compliance obligations appraiser regulators require. Many users of appraiser’s services and appraiser regulatory agencies have expanded or amplified their quality standards as a result of past events of financial turmoil involving valuation issues. Defensible Appraising is designed to provide a comprehensive look at best practices for appraisers to recognize and meet those expectations. The course commences with a discussion of various avenues that could cause liability concerns for appraisers, including the appraisal review process, then moves to a discussion of common areas of deficiencies and inadequacies in the appraisal process. The remainder of the course takes a detailed look at compliance with USPAP, beginning with identification of the problem through the reporting process. This includes expanded illustrations of both acceptable and unacceptable practices.

FHA Property Analysis – ClassroomThe popularity of FHA insured financing continues, and many certified appraisers are currently included, or are seeking to be included, on the FHA appraiser roster. For many years, FHA Roster Appraisers and brokerage professionals relied upon the FHA Handbook, Valuation Analysis for Single Family One to Four Unit Dwellings, better known as Handbook 4150.2, as their compass for developing and reporting appraisals to be used in connection with FHA-insured financing. Most of the existing handbooks, mortgagee letters, and other references formerly used by lenders, appraisers, and other real estate professionals were superseded by a new, and more comprehensive Handbook, The FHA Single Family Housing Policy Handbook 4000.1. This course features excerpts of the guide when appropriate and identifies them as such. However, the course focuses primarily on property and valuation analysis and not specifically on reporting format or elements such as UAD compliance.

FHA and VA Today – OnlineThe FHA and VA have been amending their inspecting and reporting requirements, aggressively reducing red tape, and raising awareness of their programs. For residential real property appraisers, this translates into opportunities in a growing and changing market segment. Real property appraising for the purpose of FHA and VA mortgage loans can provide the residential appraiser with a valuable and additional profit center. This course addresses the requirements both for becoming an FHA Roster Appraiser and a VA Fee Panel Appraiser.

Preferred Business Practices for the Insurance Agent – Online(Life & Health/Property & Casualty)The insurance industry’s name is often besmirched with stories of unethical agents. It is easy to find legal cases brought against agents who put their interests before their clients’ interests. It is only by incorporating preferred practices into one’s business that agents can begin to help the industry’s reputation. In this course, we discuss the legal and ethical implications of being an insurance agent. We examine the best practices for sales, business, e-conduct, and privacy. We also look at loss control and consumer protection.

Ten Habits for LTCI Agents – Online(Life & Health)This course looks at 10 habits responsible long-term-care insurance agents should practice. Ethical agents focus on the tools, techniques, and ideas that bring consistency and fair dealing to their LTC insurance production. This course also discusses the simple techniques and straightforward concepts insurance agents can use to responsibly transact long-term-care insurance.

Understanding E&O Omissions – Online(Property & Casualty)Errors and omission insurance covers liabilities for errors, mistakes, and negligence in the usual business activities. It does not, however, cover fraudulent behavior, punitive damages, or claims based on transactions for the personalaccount of a business professional. Considering the enormous exposure to liability of business professionals under the provisions of the broad liability laws, the importance of E&O insurance cannot be overstated. Take the purchase of E&O insurance seriously – it is one of the most important business decisions a professional will make.

Understanding Homeowners Endorsements – Online (Property and Casualty)This course examines insurance endorsements that offer protection beyond the typical coverage of a homeowners insurance policy. Agents learn about protecting the small business owner, entrepreneur, and landlord from liabilities, property damage, and other losses. They also learn which endorsements cover perils such as earthquakes, water damage, and sinkholes. Agents gain the knowledge to assist their clients in determining the proper amount of coverages for inflation and replacement costs. Additionally, for clients who want unique liability coverage for items such as watercraft or rented structures, agents understand with certainty which endorsements to offer them.

STATE SPECIFIC COURSE DESCRIPTIONSOHIOAnnuities: Your Wealth Your Retirement – OnlineAgents have difficulties in mastering the nuances of annuities. Stockbrokers and insurance representatives in banks have jumped onto the annuity bandwagon because their clients want to know about the products, but annuities differ in many ways from the purchase of a stock or a bank CD. Just as the annuity product learning curve is steep for the new agent, the comprehension curve for the interested buyer can be much more challenging. This course seeks to explain the inner workings of annuities in simple language and simple applications.
