REIT - An investment OpportunityInvestment in commercial real estate has always been regarded as a

privilege of HNIs and NRIs who preferred investing in rent yielding

assets such as commercial office space, undivided share in tech parks,

retail shops, etc. With SEBI (Securities and Exchange Board of India)

clearing the REIT listing on stock markets, leading Developers having

Trusts), an REIT is a company that owns and operates income producing

real estate or related assets. They may be office buildings, shopping malls,

to operate them as part of its investment portfolio. Like mutual funds,

REITs will pool in money from investors and issue units in exchange.

Similar to the equity markets, REIT can be listed and traded on stock

exchange like shares and expected to provide both liquidity and diversity

in one’s investment portfolio.

REITs have been successful across many countries providing their

stakeholders various advantages as a successful investment alternative.

Very soon, with as little as INR 2 lakhs, retail investors can invest in

REIT’s of marquee commercial real estate portfolios of leading

commercial office/ mall developers in the country, without the hassle of

physically owning and maintaining commercial real estate.

Though the recent Union budget provided much needed respite on the

MAT (Minimum Alternate Tax) corporate taxing, the DDT (Dividend

Distribution Tax) applicability and also the disparity in vesting period for

long term capital gains on REITs of 36 months has been a dampener.

These regulatory hurdles have delayed the launch of REITs by several

developers. The industry is hopeful of a positive approach from the

Government in amending the tax structure to make REITs a lucrative

Investment.

Guidance Vs Achieved

In order to ensure highest levels of investor confidence, governance and transparency, the Company sets out guidances at the beginning of the fiscal and monitors the same on a regular basis. A brief summary of the performance of the Company during Q1FY16 against the guidance is as under:

With the sizable unrecognized revenue, and more than 10 projects lined up for launch during this fiscal, we are well positioned to achieve the set targets.

Outlook

Going forward, the Company wishes to continue adding to the growing project portfolio with more developments across segments by leveraging upon its core strengths: strong connection with clients and customers, stable financials and unmatched execution capabilities.

The Company will focus on strengthening annuity income through expanding the rental portfolio. Further, riding on the opportunities derived from changing demographics and consumer preference, Company plans to launch about 10-15 mn sq ft of residential projects.

Q1FY16 PErFOrMAnCEbrief Overview (Q1fY16)

During Q1FY16, despite the slowdown in the real estate sector across the Country, the Company has achieved satisfactory performance, which is in tandam with the target for FY16. During the quarter, compared to other cities, the Bengaluru market remained an outperformer, with strong absorption of commerial space across the micro markets, which will positively impact the residential segment. Going forward, we expect demand drivers and affordability to improve, which will bring buoyancy in the sector.

financial Highlights (Q1fY16, Consolidated)

From the fiscal year 2015-16, we have initiated to publish quarterly consolidated financials. During Q1FY16, the Company has clocked revenue of Rs. 13,601 million, EBIDTA of Rs 3,399 million and PAT of Rs 1,404 million. EBITDA margin stood at 25% and PAT margin stood at 10%.

During the Q1FY16, the Company has clocked revenue of Rs. 8,182

CFO’s NOTEmillion, up 33% from Rs 6,156 in Q1FY15. Further the Company has registered EBIDTA of Rs.2,118 million, up 12% from Rs 1,895 million in Q1FY15 and PAT at Rs.1,282 million up 23% from Rs 1,041 million in Q1FY15.

Operational Highlights (Q1fY16):

Despite no new launches during the Quarter, the Company has sold 455 Residential units and 0.12 million square feet of commercial space, aggregating to 0.92 million square feet, which translates to sales of Rs. 6,112 million. (Of this, Prestige share is 388 units and 0.10 million square feet of commercial space, aggregating to 0.80 million square feet, which translates to sales of Rs. 5,266 million).

Collections:

Total collections for the quarter aggregated to Rs. 10,373 million. (Prestige share of collections for the quarter aggregated to Rs. 8,445 million.)

Total collections for Q1FY15 were Rs. 8,867 million and Prestige share of collections were Rs. 7,607 million.

Completions:

During the quarter, the Company has completed one residential project (located in Bangalore) with area aggregating to 0.12 Mnsft. However, number of completion will be multifold from Q2 onwards, as various ongoing projects are nearing completion.

The relatively stable Bengaluru residential market suffered a setback in H1 2015, as the number of new launches tumbled by 40% compared to H1 2014, while the sales volume strove to check its decline. The slack in market sentiment could be attributed to the excessive expectations that the real estate industry and homebuyers had in the new government, the delay in which has led both parties to curb their enthusiasm

North Bengaluru has been witnessing persistent interest from the developer community. The region exudes optimism regarding housing demand for the forthcoming years, while recognising the fact that it might take some time, given the nascent state of the office sector there. The presence of the metro rail in West Bengaluru has increased its location’s attractiveness and the number of new launches is expectedto pick up in the coming months

• Bengaluru, touted to be one of the most stable residential markets of the country till recently, suffered a setback in H1 2015, as the number of new launches tumbled by 40% compared to H1 2014. The decline continued to be at a disconcerting figure of 34% vis-à-vis the number of new launches witnessed six months ago (H2 2014).

• The city’s sales volume, too, witnessed a substantial drop in H1 2015, though not as steep as the decline in new launches. While the decline was 18% on a year-over-year (YOY) basis, it was 22% lower than the preceding six months (H2 2014).

• In contrast, despite the decline in new launches and absorption, weighted average prices continued to scale upwards at a gradual pace and saw an increase of 4% in H1 2015 as against the values in H1 2014. The increase in construction costs and the improvement of infrastructure at prime locations such as Yeshwanthpur have primarily been responsible for this price appreciation.

• The slack in market sentiment, which had become apparent in H2 2014 itself, could be termed as one of the major factors restricting developers from launching more projects. The roots of this gloomy development could be attributed to the excessive expectations that the real estate industry and homebuyers had in the new government, the delay in which has led both the parties to curb their enthusiasm.

• On a positive note, we expect the market to pick up in the second half of the year, mainly owing to the large quantum of office space transacted in the city during H1 2015 as well as the upcoming festive period. We estimate new launches to increase by 39% in H2 2015 as compared to H1 2015, although it would still fall short of the number in H2 2014 by 9%.

• The sales volume is also expected to improve in the forthcoming six months, to the tune of around 25%, though lagging marginally behind, by 2% on a YOY basis.

• On the price front, we expect the sluggish growth witnessed in H1 2015 to continue in H2 2015. The period is estimated to witness a 4% increase in the annual weighted average prices, similar to the annual appreciation witnessed in H1 2015.

• North Bengaluru has been witnessing persistent interest from the developer community, with its share in the total number of new launches increasing steadily since H2 2014. Accounting for a 37% share

The southern and the eastern zones of the city were responsible for the majority of the affordable projects in H1 2015 of the total new launches below the `5 mn ticket size, while North Bengaluru witnessed the launch of the most number of residential units priced above the ticket size of `10 mn

of the new launches in the city in H1 2015, the region exudes optimism regarding the housing demand in the forthcoming years, while recognising the fact that it might take some time, given the nascent state of the office sector there. Locations such as Hebbal, which is fast gaining ground as an upper mid-end destination, as well as growth corridors such as Kogilu, Nagavara, Jakkur and Thanisandra have benefitted largely, owing to their improved connectivity and proximity to the IT parks and the international airport.

• South Bengaluru, too, observed a significant number of new launches in H1 2015, leading to an improvement in its share, compared to the preceding six months. Positive sentiment in the IT/ITeS sector seems to have led to the resurgence of residential development in this region after a dismal H2 2014. However, it has still not been able to achieve the level of H1 2014 with most of the existing under-construction projects yet to offload a significant portion of their inventory.

• West Bengaluru’s share, which had shown potential in 2014 with an increasing trend of new launches, has fallen slightly behind in H1 2015. This could be attributed to the dearth of contiguous land parcels at prime locations where large-scale projects can be developed. Nevertheless, the presence of the metro rail has increased the location’s attractiveness and we foresee the number of new launches to pick up in the forthcoming months.

• Central Bengaluru, the traditional bastion of the upper segment, witnessed a limited number of new launches in 2014 and H1 2015. These comprised small, boutiquestyle projects with very few units, owing to land constraints, as a result of which, the region’s share is not reflected categorically in the chart.

• The southern and the eastern zones of the city were responsible for the majority of the affordable projects in H1 2015, accounting for 44% and 31%, respectively, of the total new launches below the `5 mn ticket size. South Bengaluru also witnessed the highest number of new launches in the mid segment, the ticket size ranging between `5–`10 mn. In contrast, North Bengaluru witnessed the launch of the most number of residential units priced above the ticket size of `10 mn – to the tune of around 36%.

The eastern and western regions of the city maintained the same volume of sales in H1 2015 as they had witnessed in H2 2014, while Central Bengaluru witnessed a minimal number of sales in all the three periods.

• However, South Bengaluru’s share of the total absorption has been on a decreasing trend since H1 2014. It declined to 40% in H1 2015 as compared to the 48% share in H1 2014, though the fall in the last six months has been somewhat constrained. This decline in absorption needs to be

controlled further, as the unsold inventory is expected to increase in the coming months.

• Although quite far behind its southern counterpart in terms of sales, North Bengaluru has seen a definite uptick in its absorption. While the region’s share of absorption in H1 2014 was just 19% in H1 2014, which increased to 26% share in H2 2014, it amplified to a substantial 29% share in H1 2015.

The region is preferred by potential buyers due to its good social infrastructure and the presence of employment hubs, leading developers to launch their projects there. Additionally, property prices are relatively cheaper in the peripheral locations in the south, compared to the other micromarkets.

The demand for premium units in Bengaluru has been lower than the other segments, as the city is mainly an end-user market driven by the IT/ITeS and other services sectors, which generally prefer mid-end residences. • The premium market of Bengaluru, which constitutes locations such as Lavelle Road, Richmond Road, Indiranagar and Malleswaram, among others, has observed a decline of 19% in new launches during H1 2015 as compared to the preceding six months. However, this decline is marginal, at 2%, when compared on a yearly basis with H1 2014. Meanwhile, absorption in H1 2015 dropped by 8% as against the same period last year, while the decline has been pegged at 11% compared to H2 2014.

• T he demand for premium units in Bengaluru has always been lower than that of the other segments, as the city is mainly an enduser market driven by the IT/ ITeS and other services sectors, which generally prefer mid-end residences.

• The impact of the economic slowdown on residential absorption has been more prominent in the affordable and mid-end housing segments than in premium housing due to the price-sensitiveness of the consumers of those segments.

• Nevertheless, it affected the new launches of high-ticket projects of the developers in H1 2015 in order to complete their mid-end housing projects and gain confidence of the consumers.

• The weighted average price growth YOY in the premium segment has performed relatively better, at 5% in H1 2015, than the city’s weighted average price growth. Factors such as the exclusivity of the project, product differentiation, luxurious amenities and good connectivity to the city centre have helped the newly-launched projects command a stronger price growth despite a slowdown in demand.

• The quarters to sell unsold inventory (QTS) is the number of quarters required to exhaust the existing unsold inventory in the market. The existing unsold inventory is divided by the average sales velocity of the preceding eight quarters in order to arrive at the QTS number for that particular quarter. A lower QTS indicates a healthier market.

• The QTS for Bengaluru has been increasing gradually since September 2013, and currently stands at eight quarters. However, the QTS for premium markets in the city has witnessed a sharper rise, and is currently at 10 quarters. This rise is mainly due to the fall in demand for premium housing in the last 12 months.

• Despite having a relatively lower QTS, South Bengaluru is one of the worst performing markets, with the largest quantum of unsold inventory in the city and a high age of unsold inventory – the consequence of

a sizeable number of yearly new launches in the region. Additionally, the eastern market has the highest QTS in the city, though it has the lowest age of inventory, indicating that the pace of absorption is considerably slow in the region, which may ultimately lead to a large inventory build-up.

• West Bengaluru is currently one of the best performing markets of the city, with the lowest QTS, although it has a high age of inventory, signifying that the market has gained prominence in recent times. The metro rail being operational last year has been one of the prime factors behind this development. However, West Bengaluru still does not have sufficient inventory and sales volume compared to the other zones of the city.

• North Bengaluru shares almost the same fate as its southern counterpart, but having evolved later than the south, it enjoys the advantage of a smaller unsold inventory size and a lower QTS. Thus, we expect this market to gain momentum once the office sector earns prominence in the near future.

• The premium residential market of Central Bengaluru, with a QTS of 9 and an age of inventory pegged at 8 quarters, does not have a key role to play due to its minimal unsold inventory size.

• While H1 2015 has been less than encouraging, we expect the second half of the year to bounce back satisfactorily. Market sentiments are likely to be more upbeat, primarily owing to the large-scale absorption in the office sector and the revival in manufacturing activity, as well as the festive period that generally witnesses an increased sales volume. However, the projected new launches and absorption in H2 2015 will still fall short of the figures in H2 2014 by 9% and 2%, respectively, since the decline in H1 2015 has been quite significant.

• West and North Bengaluru are expected to witness increased developer and buyer interest, chiefly due to infrastructure development. West Bengaluru, with its slew of premium projects and metro rail connectivity, will soon be considered one of the prime residential destinations in the city. Not to be outdone, the northern region has immense scope for residential demand, given the quantum of office space under development, although a lot depends on its ability to find favour with leading office occupiers.

• South Bengaluru will continue to witness new launches, but at locations further away from the city centre, thus impacting the buying decisions of the potential customer, who may not be too keen to settle down so far. At the same time, locations around the Outer Ring Road will witness increased traction due to their proximity to employment hubs.

• East Bengaluru will remain on the radar of the mid-segment homebuyer engaged with the IT/ITeS sector, while locations further away from the city, such as Hoskote, will gain prominence in the forthcoming periods.

• On the price front, we expect the weighted average price in Bengaluru to increase marginally, by 4% in H2 2015 compared to H2 2014, on the back of an improved sales volume.

Inventuring Week

Inventuring Week was chockablock with fun, excitement, adventure and

learning. As a part of this exercise students went on an Empathy walk, first

in school where they met support staff and interviewed them to understand

their lives and the issues that they dealt with. The exercise was then repeated

in Dommasandara and Gunjur where they collated more information about

the people they met which was an insightful experience for the students.

Annual Awards day:

The Annual Awards Day at Inventure Academy celebrates excellence across

academic and co-curricular fields and recognizes the efforts of students to

realize their potential. The academic excellence awards were presented to

Grade toppers and subject toppers of 2014-15. In the Senior school, the

Board exam toppers were awarded with certificates and cash vouchers. The

Awards Day function was well attended by parents who applauded with

enthusiasm. The spirit of the day was one of joy and celebration.

Team Inventure is proud to announce that we are completing Ten years

in the field of education. We represent the changing

face of education in India using a combination of an

international and proven academic curriculum, and

diverse co-curricular activities backed by state of the

Outbound Trip:

Grade 10 students from Inventure Academy embarked on the INME

Outclass outbound trip. The theme was ‘Leadership and Decision Making’

and the destination was the white waters of Rishikesh. The outbound trip

was anything but a school excursion – it was truly an adventure as a learning

initiative, offering lessons that cannot be taught in a classroom. The students

of other Grades are looking forward to an exciting adventure ahead of them

Inventure Academy in collaboration with American India Foundation’s Youth

Ambassador Program flagged off its new initiative for 2015 – ‘Our Lakes,

Our Voice’ on 01 July.

Together with KK English School, Meghshala, Namma Bengaluru Foundation

(NBF), Srishti School of Art, Technology & Design and Whitefield Rising,

Inventure Academy strives to present opportunities to the students to

become socially responsible citizens, with a voice to recommend and make

changes in the world around them. This initiative focuses on using Varthur

Lake, a 450-acre water body in the vicinity as a case study to understand the

impact of human development on the natural environment, with regard to

water as a scarce resource.

sAT Results

Our students had some great scores in the SATs held this year. Namrata of

Grade 12 had a super score of 2340 and an overall score of 2300. Sridhar and

Nihal of Grade 12 had perfect scores in all the three subjects. Sahiti of Grade

10 got 800/800 in Math and Physics.

The Investiture Ceremony was a special day for our

student council members, as well as their parents who

attended with great pride and enthusiasm. The council

was sworn in, with the specific house advisers proudly

pinning new badges onto the respective leaders.

The Council Pledge, led by Principal Mallika Sen was

taken by all the captains and house captains, who

promised to uphold Inventure Academy’s values and

strive for excellence in every field. We are confident that

the Student Council will lead with their commitment

and competence.

As the curtain falls on INMUN 2015, it was time for

introspection and to find answers that best describe

the wonderful experiences of Model United Nations

at Inventure. Our young students discussed matters of

current affairs with great confidence with one of India’s

defense strategists Mr. Uday Bhaskar, who participated

via video conference from Delhi. Despite the grueling

session of two days, the audience remained respectful

and intense as Chairs representing each committee

talked on points of deterrence or war, the Kashmir

issue, the position of UN today, the Indian-Sino war

of 1962 and its impact on relations today, and so forth.

Amidst much excitement and fanfare, Inventure Academy’s musical – drama ‘Beyond the Bubble’

(Directed by Arati Punwani Sunawala and Tarantismo, and written by Ram Ganesh Kamatham),

premiered at the MLR Convention Centre, Whitefield, to an enthusiastic, expectant and appreciative

audience. The morning show was attended by schoolchildren while the evening show was open to

a general audience. The shows were extremely well appreciated and the student’s efforts in the past

few months showed in their scintillating performance. The proceeds collected through this show

went towards Inventure Academy’s ongoing lake revival project, ‘Our Lakes, Our Voice’ (OLOV).

The funds will be earmarked to create awareness through campaigns in and around Varthur on the

deteriorating environmental situation, to revive a nearby dry lake bed that existed 20 years ago and

to conduct Kere Habba, a community lake festival.

The Pomegranate keeping humans healthysince biblical times

The pomegranate is one of the oldest fruits known to have been cultivated and consumed. It was prized in the Mediterranean region and the Middle East many millennia ago and has been mentioned in several historical treatises.

Besides being relished as a fruit, its many salutary properties also made it the apothecary’s favourite and it finds a prominent place in the pharmacopoeia of many systems of traditional medicine. Modern research has also shown the pomegranate to be an excellent source of several vitamins, dietary fibre and many other essential nutrients.

In Ayurveda, India’s traditional medical system, the pomegranate’s rind is used to treat diarrhea and other intestinal problems. Its seeds and juice are considered good for the heart.

According to modern research, a 100-g serving of pomegranate seeds provides 12% of the Daily Value (DV) for vitamin C, 16% for vitamin K and 10% for folate. The seeds also provide up to 20% of the daily requirement of dietary fibre. Its high vitamin K content helps to support bone health and high vitamin B5 content helps the body metabolize protein, carbohydrates and fats.

Pomegranates are excellent sources of manganese, which helps to form bone structures, and potassium that helps to maintain cellular functions and balance fluid levels.

The fruit is also high in phosphorus, magnesium, calcium, zinc and iron.

The pomegranate is also a rich source of antioxidant polyphenols, which help to neutralize disease-causing free radicals in our body. To derive the maximum benefits, however, one must drink the juice freshly drawn, rather than processed and packed.According to a study in the American Journal of Clinical Nutrition, pomegranates, being rich in antioxidants, can prevent the oxidization of LDL cholesterol, also known as ‘bad’ cholesterol.

The pomegranate has also been traditionally used for clearing up the skin and reducing inflammation. It is said to protect the outer

layer of the skin by encouraging skin cell regeneration, and to help in the repair of tissues and the healing of wounds.

Pomegranate extracts are extensively used in cosmetics products as they can help to keep the skin soft and supple, by making the skin produce more elastogen. They have a molecular structure that can penetrate deep layers of most skin types to provide additional moisture.

The oil of a pomegranate contains the antioxidant ellagic acid that can help to inhibit skin tumors and offer a measure of protection from skin cancer.

Pomegranate juice can also be useful for the treatment of sore throats.

All in all, this ancient ‘fruit with a crown’ is a potent powerhouse of good health and a delicious one at that.

Treasure HuntForum Summer Fun activities kicked off with an exciting Treasure Hunt in which 38 teams of 4 customers each participated. The teams’s task was to locate the keys of the treasure chest by solving a series of clues and performing fun tasks, all leading eventually to the keys. The winning teams won gift hampers from Bajaj Electronics.

Gaming Mania strikes!Next up, gamers took over the mall. A total of 139 customers participated in the Gaming Mania contest, which was held in

fashion show – upping the glam quotient at the mallFinally, it was glamour time at the Forum with the Forum Fashion Runway held in association with The Times of India and Bajaj Electronics.

Choreographed by supermodel Alesia Raut (Choreographer for Miss India and Miss Universe pageants), styled by renowned fashion designer Yatin Gandhi, and compered by renowned DJ and VJ Sharon, the show was a tremendous success, drawing huge crowds and receiving rave reviews from tenants and the media alike.

Eight female and eight male models, all from reputable agencies in Mumbai, including four international models, walked the ramp. The showstopper was undoubtedly supermodel Carol Gracias.

The sequences included CENTRAL, Max, Marks & Spencer, Promod, GANT, Nautica, Forever21, CENTRO, KWC and Caratlane. Forever21 was the presenting partner for the show.

Exciting Times for the ‘bachcha log’ – The forum kids CarnivalForum Sujana Mall gave the children of Hyderabad a treat with a special fun-filled Kids Carnival organised in association with Funskool and Lego. Over 450 kids participated in the event along with their parents.The enthusiasm was superb across age groups for the

The 6th Edition of ‘Art Bengaluru’,

which drew to a close on 30 August 2015,

ended on a high note with a memorable

performance from world-class virtuoso

percussionist, Trilok Gurtu, who came in

from Germany exclusively to perform at

the festival. What made this memorable

event even more special for the audience

was the impromptu performance at the

finale by Trilok Gurtu, internationally

acclaimed tabla maestro – Talvin Singh

and celebrated ghatam player – Giridhar

Udupa. The audience’s excitement knew

no bounds when Talvin Singh, who

was sitting in the audience, was called

on stage by Trilok Gurtu and ended

up giving an impromptu performance

alongside him, at his behest.

The festival, which saw footfalls to the tune of around 30,000, had The

Collection, UB City buzzing with activity throughout the 10-day period!

‘Art Bengaluru’, was created by Ms. Uzma Irfan – Director, Prestige

Group and Founder – Sublime Galleria with the aim of bringing a

multitude of artists and artforms from across India and the world under

one roof, thus promoting art awareness as well as a deeper understanding

of the arts. ‘Art Bengaluru’ is presented by The Collection - UB City and

Sublime Galleria in association with the Prestige Group.

With this year’s theme being ‘Paradigm shift’, ‘YES BANK Art Bengaluru

2015’ hoped to promote a discovery of the arts from a change-inducing

standpoint. And going by people’s whole-hearted participation and

appreciation of the festival, the 6th Edition managed to achieve that to

a very large extent!

This year, the festival was a celebration of national and international

artists. There were over 35 exhibits showcasing sculptures, installations,

paintings and photography, a curated Video Lounge as well as a

Photography Wall. The curator for this year’s festival was highly reputed

artist, art historian, arts administrator and curator - Suresh Jayaram.

‘YES BANK Art Bengaluru 2015’ went beyond artworks to embrace

and pay tribute to various art forms. In addition, there were a series of

workshops including a butterfly-rearing workshop, musical instruments-

making workshop and workshops by Oorali. Highlights also included

a series of talks curated by Suresh Jayaram – talks by Girish Shahane

speakers’ forum ended with a panel discussion on 30 August where

celebrated artists came together to share their views on the ‘Art scene

in Bengaluru’. To keep the energy of the festival riding high, there were

also performances by celebrated musicians - Talvin Singh and Trilok

Gurtu. EDM Nights hosted by international EDM artistes, Project 46

and Omnia were also included in the line-up of performances.

Another significant highlight of ‘Art Bengaluru’ were curated walks by

Mr. Jayaram, as well as trained art guides, to give visitors an in-depth

and holistic understanding of the festival and the artworks on display.

Schools were encouraged to bring in their students to participate in these

walks as well. Over 10 days, upto 400 students from various schools

across all boards visited the festival. Students ranged from middle and

high school ones to engineering students who were treated to a special

session by reputed artist, Ravi Kashi.

As yet another successful edition of this celebrated annual art festival

comes to a close, the team of ‘Art Bengaluru’ would like to thank

everyone who has helped make this year’s event such a special and

memorable one.

Adventures of Chhota bheemChhota Bheem, Pyari Chutki, Jaggu Bandar, Raju, Princess Indumati, Kalia and Dholu – Bholu paid a visit to namma Chennai! For the first time ever, the eight lead characters of the show met little ones at The Forum Vijaya Mall, where Chhota Bheem’s city of Dholakpur came to life. There were also specially created zones where children could play exciting games ad take challenges. These included catch a flying horse, challenge Hercules and lift the star off his belt, save princess Indumati from pirates and a 20-20 cricket game. Mango FestivalThe Forum Vijaya Mall presented the Mango Festival at Via South - The Food Court. Mango lovers got to be a part of the mango festival this summer wherein they tried an array of delectable dishes and went on a mangotastic culinary journey! Teachers take centre stage at The Forum koramangalaThe highlight of recent events at The Forum Koramangala was the Teachers Fest conducted on the 5th and 6th of September to celebrate Teachers’ Day.

The two day event was completely sponsored by FlipClass and curated by Chotu Painter.

Day one was dedicated to the FlipClass product launch. FlipClass invited its tutors and students to be part of this event, which had plenty of fun games and contests for them. At the same time, a special Art Connect activity was organized exclusively for FlipClass in which over a hundred tutors took part and made interesting designs on terracotta masks.

The show stopper was a special Magic Show that was organized at the end of the event. The audience of well over five hundred people hugely enjoyed the show.

On day two, Team Chotu Painter invited all teachers from different schools in the city to participate in various contests like Dancing, Singing, Elocution, Drawing and Fashion. The teachers participated and competed with their colleagues very enthusiastically in every category. The event itself was a tribute to our late president Dr. APJ Abdul Kalam, who was revered as a great teacher himself, and the teachers heaped lavish praise on him. There were over a hundred teachers from schools across the city participating in this event and giving of their best, thereby elevating it to a whole new level.

Finally, the stage was thrown open to the assembled audience and many of them came forward to pay glowing tributes to their favourite teachers and give thanks to them, in song, dance and speech. It was a moving spectacle indeed and everyone went home taking truly special memories with them.

Shambala is a utopian idyllic place that supposedly exists in multiple realms of reality. It signifies a state of perfection and a complete sense of harmony of the body, mind and the soul. This idealistic state of existence has captured the imagination of people all over the world. It suggests a destination, a goal of perfection that can be reached by all. Though the destination itself may not be reachable, if one can see the path or the road to the destination and can experience what it would be, once the destination is reached, it can enrapture and motivate individuals globally to tread this path.

Shambala can be applied not only to individuals but also to organizations. Just like an individual, an organization also has 3 aspects of existence- soul, mind and body. The soul of an organization is the organizational intent, its purpose and potential. As individuals start the process of conception of an organization, the soul of the organization begins its journey of manifestation. The organization is then formed or is “given birth to” and it develops a mind and body. The mind of the organization is the culture - its behavior, tendencies, habits and patterns of reaction. Every organization has a unique set of attributes which determine how it reacts to external situations. The structure, the individuals and the stakeholders of the organization constitute its body. Complete harmony amongst all aspects results in perfect synchronization of the organization. The organization then travels in the optimal path and realizes its true potential. Just like an individual, an organization can make right or wrong choices when presented with any situation. Indeed there does exist a right and wrong choice for an organization given a situation. The right choice cannot be generalized, either across organizations or situations. Every situation demands a unique response. A right choice or action results in the organization travelling the road to Shambala and conversely a wrong choice leads it away from its true purpose.

Every destination is alluring if one can visualize the experience of the destination. So what would it be for an organization which has reached an advanced stage in its journey to Shambala? In such a situation there will be complete harmony between its soul, mind and the body. This essentially means that the intent/passion/purpose is completely aligned to its behavior/culture and the people. Every individual would be able to

connect automatically to the intent of the organization. Organization intent is powerful not because one can understand it intellectually, but because one can connect to it at a very deep level of existence. When this happens one feels impelled to act according to this organizational intent. Every individual then knows exactly what they should do and how should they behave in any situation. Individuals will automatically know and connect their strengths to the organization requirements. There will be unspoken agreement about what to do, how to do it and when to do it. Since there is unspoken agreement, every individual will automatically know what the other individual is doing and would form automatic interfaces of communication. Communication gaps disappear, misunderstanding or wrong perceptions vanish. In such an ideal situation, there would not be any need for permanent

hierarchical structure or rigid policies. Depending on the situation and the competency of the individual, one will assume the role of leadership and others would follow the leader. Different roles will automatically get assigned based on the competency of the individual.

The individual does this instinctively because they are able to connect to themselves within and relate it to what the organization needs at that moment. This also implies that the individual is completely in sync with themselves. Such deep harmony and synchronization is very infectious. Leadership itself is very infectious. It spreads like wildfire and every other individual is imbued with the same quality. Work life and personal life merge into one since one starts acting from one’s innermost needs and drive. Obviously such an organization is acting in a state of complete flow. Such an organization is also fluidic and there is no preset response. The hierarchy of the organization, its culture and its behavior change from time to time.

The dream of such a destination is compelling enough for one to seek the road to it. How does one travel in this path? Organizations need to get into the journey of self realization. They need to dive deeper into themselves and experience the intent, the purpose and its potential. The journey commences with a journey inward and as one progresses in this journey, the road to Shambala unveils itself.

Anti Terrorism Drill conducted

at ub Cityub City is today one of most bengaluru’s most visited destinations. As such, given the prevalent global situation, the security force here needs to be alert and prepared to meet any eventuality.CPCmbl requested the Garuda force, karnataka state Police’s elite internal security division and an anti terrorism force, to help the security team at ub City test their own reaction capability, escalation and intervention by the local police, and subsequent involvement of the Garuda force. On the 10th of August, the Garuda force enacted a live situation by crash landing in ub City and taking security guards as hostages. The first thing you see as you walk up, for example, is the artwork on the living wall, which sets the perfect tone for the experience inside.

Step inside the living area and you are struck by its sense of grandness, which emanates from its abundance of open space for circulation. Yet, you quickly realise that the space does not overwhelm, but makes you cheerfully welcome. The entire living area has been sprinkled with pops of colour and interesting textures to create a warm and pleasurable space. Each article of furniture here has been brought to life with little spurts of colour and creativity, be it the vibrant blue sofa, the 3-pieced centre table or the laser cut side table.

In fact, every space has been given such small yet thoughtful touches so as to keep it clean and contemporary, yet not so minimal that it felt cold.

The highlight of the living cum dining space is the mirrored wall at the entry. It not only makes the entry look spacious but also adds drama to the otherwise plain wall. The same pattern has been repeated on the double height wall in the dining area to ensure continuity in design.
