• Aninver has contacted with the property owners of a 4* Beach Resort Hotel in Nungwi (Zanzibar, Tanzania), a completely tropical resort with 105 rooms, provided with restaurant, lounge, bar, garden and swimming pool, currently focused on the Italian

market.

• The owners are willing to accept long-term lease proposals from reputed international leisure hotel chains that can

successfully market this resort with direct clients and international tour operators.

• The estimated annual (fixed) rent is US$ 3,800 per room, totaling US$ 399,000 for year 1 and US$ 4,800 per room in year 2 . Aninver´s fees for a potential lease transaction regarding this asset will be two months of the fixed rent, to be paid at

the signature of the contract by the hotel operator.

• Zanzibar: located in East Africa, it is an exotic archipelago in the Indian Ocean consisting of two main islands (Unguja and Pemba). Together with Tanzania's Mafia Island, are called the Spice Islands.

• Stone Town which is a World Heritage Site is the

main city.

• Zanzibar's main industry is Tourism.

• Population consists of about 1.304.000 M inhabitants.

• The International airport (at 70 km; 1 hour) can serve up to 1.5 million passengers per year. Ferries are widespread used, connecting with Tanzania.

• There are around 230 hotels in Zanzibar main island. These islands are warm year round. Rains normally occur in March, April, and May in association with the southwest monsoon.

He directly managed a rental property portfolio of more than 3,500 MM € GAV, including Offices, Shopping Centers and Hotels. Additionally, he was Hotel Business Director, managing a portfolio of 11 operating hotels, and 3 hotel projects, totaling more than 300 MM € GAV. He is a Civil engineer and MBA by IESE Business School, having also studied at UCLA School of Engineering and Applied Sciences
