Description :Perubahan jumlah penduduk dan perubahan teknologi yang tidak pernah berhenti menjadikan rumah sebagai salah satukebutuhan yang paling mendasar bagi masyarakat dari waktu ke waktu. Permintaan akan perumahan terus bertambahseiring dengan laju pertumbuhan penduduk. Dalam mengembangkan produk-produk perumahan saat ini, parapengembang dituntut untuk dapat mencari peluang pasar dengan memperhatikan atribut dari rumah yaitu harga, kualitas,lingkungan, fasilitas, dan jarak, sehingga pembangunan perumahan yang dilakukandapat memenuhi keinginan calon konsumennya. Tugas akhir ini mengusulkan penggunaan serangkaian variabelindependen untuk estimasi awal biaya konstruksi bangunan gedung perumahan. Data dikumpulkan melalui surveyberdasarkan 50 tipe rumah hunian di Surabaya. Dari survey tersebut, akan didapatkan variabel-variabel yang mendorongpenentuan harga pada tahap awal desain proyek perumahan. Variabel-variabel ini berfungsi sebagai ‘driver’ biayaproyek. Model regresi berganda diuji terhadap 50 tipe rumah hunian dan di bagian akhir penelitian ini akan disajikanpersentase kesalahan rata-rata. Dengan diambilnya sejumlah sifat dominan dari model regresi berganda tersebut, dapatditentukan apa saja faktor penentu harga pada tahap awal desain pada proyek perumahan.
Description Alt:Changes in population and technological change that never stops giving the home as one of the most basic needs for thecommunity from time to time. Demand for housing continues to grow in line with population growth. In developingthese products is currently housing, developers are required to be able to see market opportunities with due regard to theattributes of a house that is the price, quality, environmental, facilities, and distance, so that the housing developmentundertaken to meet prospective customers desire. This thesis proposes the use of a set of independent variables toestimate the initial cost of residential building construction. Data were collected through a survey based on 55 types ofresidential homes in Surabaya. From the survey, we will get the variables that drive pricing in the early stages of projectdesign housing. These variables serve as a\'driver\' of the project cost. Multiple regression model was tested against 55types of residential homes and in the latter part of this study will be presented the average percentage error. With adominant trait taken from the multiple regression model, can be determined what factors determine the price at an earlystage in the design of housing projects.
