Our team is not without error. Should an error in our schedule occur and you are subject to a “no-show,” please contact us immediately: 317.379.0184 or email [email protected]. Again, construction on your home will continue to move forward and we will make every effort to meet with you at your convenience in this situation.

ConstructionSite

Construction Site SafetyShould you decide to visit your home while it’s under construction without a Pyatt Builder’s representative present, please be aware that you are doing so at your own risk.

Controlled Access Zone - Enter At Your Own RiskPyatt Builders will assume no liability of injury that may occur while making an unsupervised visit to anyconstruction site. As a construction zone can sometimes be a dangerous place, please use extreme caution at all times when visiting any unfinished house. We have provided some site safety tips below.• Introduce yourself as the homeowner while on site.• Keep children within reach at all times, or make arrangements to leave them elsewhere when visiting the site.• Do not walk backward. Look in the direction you are moving at all times.• Watch for boards, cords, tools, nails, or other construction material that might cause tripping, puncture wounds, or other injury.• Do not enter any level of a home that is not equipped with stairs and rails.• Stay a minimum of six feet from all excavation sites.• Give construction equipment and workers plenty of room. Assume that they can neither see nor hear you.

Construction Site CleanlinessAlthough each trade is instructed to clean up the homesite after completion of their work, you will likely encounter some messy moments. Homes under construction endure wind, rain, snow, dust, trash, and foot traffic. Please use extreme caution when visiting the home during these phases, as construction materials and scraps may be left when workers are not present.

“Nothing’s Happening”Each home’s construction schedule has built-in “non-work days.” These days allow for any potential weather, or product delivery delays. There are points throughout the build of your home where municipalityinspections must be completed. These inspection dates can be scheduled several days out from when the final work needed for the inspection was completed.

Each trade is likely to work at different paces. If one phase is completed ahead of schedule, the next trade may not be able to move up the time that they are scheduled to complete their portion of the work.Additionally, different phases of construction take longer than others. While framing is highly visible, and tends to happen very quickly, the mechanical phase can take two weeks, and you may not notice the subtle differences in the detail work. If you have questions on the progress of your home, please contact your Field Superintendent.

Safety First!Ask for a hard hat to tour your home!

Inspections

Your new home has started! During the different stages of construction, your home will receive manyinspections. The following are short descriptions of the different types of inspections your home will receive.

Field Superintendent Site / Phase InspectionsYour home will receive multiple site inspections throughout the week to view the trade contractor’s work and overall progress of construction.

Each phase of the construction receives an inspection by your Field Superintendent or a team member of construction (another Field Superintendent, Warranty Supervisor, Director or VP of Construction). These inspections are scheduled and happen prior to moving on to the next phase.

City InspectionsThe Home Energy Rating System (HERS) Program tests and rates the energy performance of a home.

Construction Homeowner Meeting InspectionsPrior and during each of your Homeowner Meetings, a Field Superintendent performs multiple site inspections.

Construction Homeowner Meeting 1: Typically this meeting is during construction of your foundation; no later than frame (required to attend).

Construction Homeowner Meeting 2: This is an actual inspection meeting. You are not required to attend this meeting. However, attendance is encouraged as this is the meeting that reviews all mechanicals from print to home prior to drywall installation. This meeting has a very small window of opportunity to attend as it must occur during a specific time frame in order to not halt the build process.

Construction Homeowner Meeting 3: The purpose of this meeting is to inspect the home and create the final orientation list with the homeowner (required to attend).

Construction Homeowner Meeting 4: The purpose of this meeting is the final Field Superintendent and homeowner inspection prior to closing.

PrivateHome Inspections

Private Homebuyer inspectionsPrivate home inspections scheduled by the homeowner are allowed any time during construction. However, it is important to understand our policy when hiring for an outside inspector to be a part of your build journey. Please be advised, we do not encourage or discourage you from paying a 3rd party to inspect your home. Brand new homes are inspected by the builder and the location’s municipality throughout as well as building requirements that each builder in Indiana are required to comply with by law. As a builder, we are members of BAGI (the Builders Association of Greater Indianapolis). You will hear our Field Superintendent mention BAGI throughout the guidelines we follow.

Important items to note:• Proof of insurance, name, and company of the inspector must be provided prior to entering a property.• Private inspections do not take place of any builder inspections listed on the previous page and will not be a part of the builder’s construction / build process.• The Field Superintendent must receive a copy of the inspector’s report prior to the Construction Homeowner Meeting 3 and all communication to have time to review and discuss in-person at the time of the Construction Homeowner Meeting 3.• The construction of the home will not be held or stopped for any private inspections. It is very important to also note that the Field Superintendent is not allowed to meet with any private inspectors on site.• Please request a Private Inspection Addendum to review our policies from your Sales Manager.
