3. PROTECT EXISTING BUILDING EXTERIORS, SITE FEATURES, AND STORAGE AND STAGING AREAS

FROM DAMAGE DUE TO CONSTRUCTION ACTIVITIES. IF DAMAGE OCCURS, THE CONTRACTOR WILL

BE RESPONSIBLE FOR REPAIRING AREAS TO RETURN THEM TO THEIR PRIOR CONDITION. ANY

DAMAGE SUSPECTED TO BE CAUSED BY CONSTRUCTION ACTIVITIES AND NOT DOCUMENTED AS

4. EXISTING STAIR CONSTRUCTION CONSISTS OF REINFORCED CONCRETE STAIRS AND LANDINGS

SUPPORTED ON UN-REINFORCED BRICK MASONRY WALLS. THE LOWER LANDING IS SLAB-ON-GRADE.

THE BRICK WALLS ARE SUPPORTED ON CONCRETE STRIP FOOTINGS. THE STAIRS AND LANDINGS ARE

FINISHED WITH SLATE PAVERS SET IN A MORTAR BED OVER A BITUMINOUS WATERPROOFING

MEMBRANE.

6. THE SCOPE OF WORK INCLUDES REMOVAL AND SALVAGE OF THE EXISTING SLATE PAVERS, REMOVAL

OF THE EXISTING WATERPROOFING, DEMOLITION OF THE LOWER BRICK FOUNDATION WALLS AND

LOWER CONCRETE LANDING, REMOVAL AND MODIFICATION OF THE HANDRAILS, DEMOLITION OF STAIR

LIGHTING, REBUILDING THE LOWER BRICK WALLS AND LANDING SLABS, WATERPROOFING THE STAIR

CONCRETE, INSTALLING NEW PRECAST CONCRETE STAIR TREADS AND LANDING PAVERS, AND

REINSTALLATION OF HANDRAILS.

7. EXISTING WATERPROOFING BENEATH SLATE IS ASSUMED TO CONTAIN ASBESTOS AND SHALL BE

PROPERLY ABATED AND DISPOSED OF IN ACCORDANCE WITH STATE AND FEDERAL REGULATIONS.

THE CONTRACTOR SHALL OBTAIN A SAMPLE OF THE WATERPROOFING AFTER REMOVING THE PAVERS

AND MORTAR BED. ABATEMENT AND DISPOSAL OF THE WATERPROOFING IS INCLUDED AS A UNIT RATE

ITEM. IF TESTING CONFIRM THAT NO ASBESTOS IS PRESENT, THEN THE UNIT RATE COST WILL NOT BE

USED.

8. EXISTING PORTIONS TO REMAIN WILL BE REPAIRED AS ILLUSTRATED IN THESE DRAWINGS. REPAIRS

WILL INCLUDE: ISOLATED PATCHING OF SPALLED CONCRETE, CLEANING AND REPOINTING OF BRICK

MASONRY, MODIFICATIONS TO THE EXISTING HANDRAILS.

9. BID ALTERNATE WORK INCLUDES REPLACEMENT OF EXISTING HANDRAILS WITH NEW HANDRAILS IN

LIEU OF MODIFICATION, AND UNIT RATE PRICING FOR REPLACEMENT OF SEALANT JOINTS AT THE

SOUTH STAIRS. A LANDSCAPING ALLOWANCE OF $750 SHALL BE INCLUDED. CONTACTOR SHALL

PURCHASE LANDSCAPING TO BE INSTALLED BY THE OWNER.

10. CONTRACTOR SHALL COORDINATE CLOSURE OF ENTRANCE WITH OWNER AND BUILDING OCCUPANTS.
