ABOUT OUR RESUME BOOK As is true for resumes sent directly to your office by prospective employees, the students in this book are allowed to format their resume as they choose. The Terry Real Estate Program does not review the resumes for grammatical accuracy, nor do we verify GPAs. By allowing the students to control their resumes, we believe it offers a better overall signal to the employer.

Please take a moment to acquaint yourself with the students at The Terry College of Business who will soon be graduating from our Bachelor of Business Administration (BBA) program with a major in real estate. Please note that the Terry Real Estate Program, from which these students will graduate, is widely recognized as one of the best real estate programs in the nation by sources such as U.S. News and World Report. In fact, no other real estate program in the Southeast is ranked higher than Terry’s.

The students graduating with a BBA are well grounded in the principles of real estate, appraisal, and finance. These students are interested in entry level positions in real estate offering opportunity for growth. Upon completing the BBA program, the students possess the ability to analyze the complex real estate environment using their strong technical skills and increased understanding of real estate markets.

Real Estate Summer

Internship Program We are seeking qualified employers to participate

in the summer internship program.

The Internship Program provides a unique educational experience for our students. We are looking for

firms that are willing to provide our students with an education that combines academic work with

practical, applied experience in the real estate industry. The Internship Program offers flexibility to the

firm to utilize student workers, while providing the student with a hands-on experience that can only be

gained through practice.

BBA (undergraduate) Students that participate in the internship program will typically be juniors and

seniors who have completed one or more of our real estate courses. They must be enrolled in summer

school, complete a written project, and have their internship supervisor provide us with a confidential

evaluation. Compensation of at least $8.00/hour is recommended, but we recognize that a lesser base

compensation plus incentives may be appropriate in some sales organizations. If your location is other

than the student’s home area, a housing allowance is both permitted and encouraged. Interns are required

to work at least 300 hours over the summer period to receive 6 hours of college credit. This allows you to

utilize the intern, not only on special projects, but also in the day-to-day activities of your firm. Students

are available to begin work mid-May and work through mid-August.

The students in our program are eager to learn and are very interested in the real estate industry. Offering

an internship to a student not only enhances their educational experience, it gives them a head start in the

industry.

MBA Students that participate in the internship program come from across the nation and typically have 2

- 3 years of work experience, mainly in areas outside of the real estate industry. These students have

completed the first year of the MBA program. The first year of study consists of coursework designed to

provide students with the basic analytical, functional, and managerial skills necessary to solve both short-

and long-term business problems. The first-year curriculum also helps students understand the nature of

corporate and business-level strategies and the ways that functional operations are integrated into a total

enterprise. MBA Students seeking summer internships do not receive academic credit and the numbers of

hours worked by the student is determined by the employer and the student. It is also up to the employer

and intern to agree upon compensation that reflects the intern’s work experience and ability to contribute

to the firm. The typical MBA intern averages approximately $3,600 per month for a summer internship

opportunity.

MBA Real Estate Sequence PROGRAM DESCRIPTION The real estate sequence in the MBA program is designed to improve an individual’s ability to make real estate acquisition, management, and disposition decisions. Topics in these broad areas include cash flow analysis, the role of real estate in increasing shareholder value, site selection, financing alternatives, control and disposition, negotiations, mortgage financing, mortgage backed securities, valuation techniques and problems, and computer methods of valuation. The courses are designed to challenge the student by combining a rigorous theoretical foundation with applications such as case studies and market simulations. Upon completing the program, the student should possess the ability to analyze the complex real estate environment using their strong technical skills and increased understanding of real estate markets.

GRADUATE COURSE DESCRIPTIONS Real Estate Investment Analysis (REAL 7600) This course provides students with the ability to completely analyze equity ownership in commercial real estate. Through understanding of the concepts and practical applications, students will be able to make buy, hold, and sell decisions as well as assess the risk inherent in the use of leverage (financing). The first portion of the class examines the space and asset markets, investment risk and return, cap rates, and income taxes. The second portion applies these concepts to multiple investment opportunities in actual properties. Since they are a unique investment opportunity, this course also examines real estate investment trusts.

Real Estate Finance (REAL 7830) The mission of this course is to apply financial economic theory to real estate financing institutions and markets to explain how changes in the economic or financial environment affect real estate financial decision making. The course concentrates on residential and commercial real estate finance. First, basic discounting as it relates to present value, annuities, yield, and bond pricing is discussed. Second, basic residential real estate finance focuses first on fixed and adjustable rate mortgages and the mortgage choice decision. Next, the refinancing decision is examined with an extended discussion on creative financing methods such as wraparounds, buy downs and second mortgages. The secondary mortgage market and the use of mortgages as derivative assets are discussed. Commercial real estate issues center on leveraging, the impact of tax laws, and the financing of properties using equity participation and sale-leaseback agreements. The course closes with the flexible opportunity to explore current relevant topics that are of special interest.

Real Estate Markets (REAL 7850) This course is designed to provide the student with both an academic and practical introduction to the real estate development process. Class time is divided between a real estate development project and a variety of topics intended to provide an academic foundation to the decisions that must be made during the real estate development process. These topics include development financing, site selection and evaluation, and real estate markets. Special emphasis is given to the fundamentals of real estate market analysis and their application to residential, retail, and office real estate markets.
